Every buyer on our panel is vetted, and we match your property with the ones who buy in your area and buy homes like yours. They are experienced cash buyers: property investors, investor consortiums, property funds and property companies. Each must show proof of funds before making an offer, so there are no timewasters.
Who are our buyers?
- Property investors. Private investors who buy homes to refurbish, let or sell on. Many buy in one area and know its streets and prices well.
- Investor consortiums. Groups of investors who pool their money, so they can buy quickly, buy several homes at once or take on bigger projects.
- Property funds. Investment funds building portfolios of homes to rent, often buying particular types of property in particular regions.
- Property companies. Companies that buy homes needing work, homes with tenants in place, and properties other buyers find awkward.
What they have in common is cash. None of them needs a mortgage to buy your home, which is what lets a sale move quickly and stops it falling through because a lender says no.
How do we match your property?
Every buyer on our panel tells us the areas they buy in and the types of property they buy. When you tell us about your home, we look at where it is and what kind of home it is, and pass your details to up to three buyers who match. So a terraced house that needs work goes to buyers who buy terraced houses in your area, not to a fund that only buys new flats in another city.
If no buyer on our panel matches your property, we do not pass your details on. Our panel does not cover the whole market, so the offers you receive through us are not necessarily the highest available.
How do we vet buyers?
No timewasters. Every buyer on our panel must:
- pass our identity checks, plus company and director checks for businesses, before joining
- show proof of funds before making offers
- if they buy as a business, belong to The Property Ombudsman and follow its code for property buying companies
- put every offer in writing, and explain any change to it in writing
- let you use your own independent solicitor, with no long tie-in agreements
- never charge you an upfront fee, pressure you to accept, or offer sale and rent back
If a buyer we introduced you to falls short of these standards, please tell us. We take it seriously and it may lead to a buyer being removed from the panel. You can also complain to the buyer’s redress scheme.
Which buyers could contact me?
When you agree at the end of our form, you are agreeing to be contacted by up to three of the buyers below. The law on direct marketing says you should know exactly who could contact you, so we list each one here with the areas they buy in. We never pass your details to anyone who is not on this list.
Our panel of buyers is being finalised. Each buyer will be listed here, with their company number, website, redress scheme membership and the areas they buy in, before we pass any details to them.
Stopping contact
You can ask any buyer to stop contacting you at any time, and they must stop. You can also email us to withdraw your consent and we will not pass your details to anyone else.
