How a quick sale works in Crewe

A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.

  1. Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
  2. We match you with buyers who buy in Cheshire East. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
  3. A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
  4. You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Crewe

Crewe owes its existence to the railway: the station opened in 1837, and in 1840 Joseph Locke drew up plans for a new town beside the Grand Junction Railway's works, much of which the company built itself in the 1840s and 1850s. Its first workers' cottages went up around Moss Square in 1842, and a surviving group on Tollitt, Betley and Dorfold Streets was saved from demolition in the 1970s and listed in 1976. The population reached 40,000 by 1871, and the built-up area now reaches into neighbouring parishes such as Leighton and Wistaston.

According to the 2021 Census, 73% of households in Cheshire East own their home (40% outright and 33% with a mortgage), 16% rent privately and 12% rent from a council or housing association. The most common type of home is detached houses (37% of households), followed by semi-detached houses (33%).

Crewe Works once employed more than 20,000 people and still maintains trains under Alstom, while Bentley builds its cars at Pyms Lane on the west of town. Plans for an HS2 hub at Crewe, with thousands of new homes around it, were cancelled in October 2023, and regeneration has focused on the town centre, where the Market Hall reopened in 2021 after refurbishment. Cheshire East is a large authority whose other towns include Macclesfield, Congleton, Wilmslow, Nantwich and Sandbach.

Crewe station is a major West Coast Main Line interchange with 12 platforms, Avanti West Coast trains reach London Euston in about 1 hour 35 minutes, direct services run to Manchester, Liverpool, Cardiff and Glasgow, and the M6 is less than 5 miles away.

Selling quickly in Crewe: what to know

Crewe's rail links are a big part of its appeal, so if you are within walking distance of the station, give the walking time in your property details.

  • Find the deeds for a long-held home. 40% of households in Cheshire East own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
  • Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
  • Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
  • Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Crewe: common questions

How much is my house worth in Crewe?

The average price in Cheshire East, the council area that includes Crewe was £303,387 in June 2026 (UK House Price Index). By type, averages were: detached houses £493,000, semi-detached houses £291,000, terraced houses £224,000, flats and maisonettes £153,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.

How quickly can I sell my house in Crewe?

Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Will a cash buyer in Crewe pay full market value?

Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Cheshire East average of £303,000, every 5% below market value is about £15,000. Compare any offer with an estate agent's valuation before you decide.
