How a quick sale works in Dunstable
A quick sale in Dunstable works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Central Bedfordshire. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Dunstable
Dunstable grew where Roman Watling Street crosses the Icknield Way, and the two roads still divide the town into quarters. Victorian streets around Victoria Street lie in the north-west, the Northfields estate was completed in 1935, and after the Second World War came Beecroft, the Lake District estate and the borough council's Downside estate of 1951, while the north-east quarter was redeveloped as the commercial and civic centre in the early 1960s.
According to the 2021 Census, 73% of households in Central Bedfordshire own their home (34% outright and 39% with a mortgage), 14% rent privately and 13% rent from a council or housing association. The most common type of home is semi-detached houses (34% of households), followed by detached houses (29%).
The town's straw hat trade gave way in the 20th century to printing and motor manufacturing, including the Bedford plant, which built trucks and buses from 1942 until 1992. Next door, Houghton Regis North is allocated for 5,150 homes and employment land by 2031. Central Bedfordshire, created in 2009 from the former Mid and South Bedfordshire districts, also covers Leighton Buzzard, Biggleswade and Sandy, so its figures reach well beyond Dunstable.
Dunstable has had no passenger trains since 1965, but the Luton Dunstable Busway runs to Luton and Luton Airport, Leagrave station is about 3 miles away, junction 11 of the M1 is about 2 miles east and the A5-M1 link opened in 2017.

Selling quickly in Dunstable: what to know
With no station in the town, buyers who commute will want to know how long it takes to reach the busway or Leagrave or Luton station from your home, and the drive to the M1.
- Find the deeds for a long-held home. 34% of households in Central Bedfordshire own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Dunstable: common questions
How much is my house worth in Dunstable?
The average price in Central Bedfordshire, the council area that includes Dunstable was £356,453 in June 2026 (UK House Price Index). By type, averages were: detached houses £610,000, semi-detached houses £378,000, terraced houses £299,000, flats and maisonettes £174,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Dunstable?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Dunstable pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Central Bedfordshire average of £356,000, every 5% below market value is about £18,000. Compare any offer with an estate agent's valuation before you decide.
