How a quick sale works in the Forest of Dean
Selling to a cash buyer lets you skip the chain, the viewings and the wait for a mortgage offer, in return for accepting less than full market value. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in the Forest of Dean. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in the Forest of Dean
Cinderford was laid out in the 19th century after the Forest of Dean Coalfield expanded and Cinderford Ironworks was built, with long rows of identical terraced housing like those in the mining villages of the South Wales Valleys. Elsewhere the characteristic settlement is the sprawling hamlet of haphazardly placed cottages, and squatters' hamlets on the fringes of the Crown forest, such as Berry Hill and Parkend, were well established by about 1800.
According to the 2021 Census, 73% of households in the Forest of Dean own their home (44% outright and 29% with a mortgage), 14% rent privately and 13% rent from a council or housing association. The most common type of home is detached houses (45% of households), followed by semi-detached houses (34%).
Half the male working population worked in coal in 1945, but the last large colliery, Northern United, closed in 1965, although small private mines are still worked by freeminers. The focus has since turned to tourism and leisure in more than 110 square kilometres of woodland, and significant numbers of residents commute to Gloucester, Cheltenham, Bristol, Newport and Cardiff.
Lydney station on the Gloucester to Newport line has Transport for Wales trains to Gloucester, Cheltenham, Chepstow, Newport and Cardiff, and the A48 follows the Severn to Chepstow and Gloucester, with the A4151 linking Cinderford to it.

Selling quickly in the Forest of Dean: what to know
Many Forest cottages stand in hamlets that began as squatter settlements on the edge of Crown land, so if your home is older, check early whether it is registered at HM Land Registry, as registration becomes compulsory when an unregistered home is sold and tracing old deeds can take time.
- Find the deeds for a long-held home. 44% of households in the Forest of Dean own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.
