How a quick sale works in Camden
A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Camden. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Camden
Bloomsbury's Georgian squares and terraces were laid out mainly in the 18th century by the Russell family, and much of the district is still owned by the Bedford Estate. Further north, Hampstead gained large Victorian houses in the 1870s and 1880s, particularly around Frognal and Fitzjohns, alongside modernist landmarks such as the 1930s Isokon building. The council's own architects added celebrated post-war estates, including Neave Brown's Alexandra Road Estate, built between 1972 and 1978, which became the first post-war council estate to be listed.
According to the 2021 Census, 30% of households in Camden own their home (16% outright and 15% with a mortgage), 36% rent privately and 34% rent from a council or housing association. The most common type of home is flats (87% of households), followed by terraced houses (8%).
Camden has 40 conservation areas covering about half of the borough, so many homes come with extra planning controls. King's Cross Central has turned former railway lands and gasworks into a new district with around 1,700 homes, including flats built inside restored gasholders, and Euston is the planned London terminus of HS2. The borough is also home to UCL's main campus and several other universities and colleges.
Euston, St Pancras International and King's Cross are all in the borough, alongside eight Underground lines, Thameslink stops at Kentish Town and West Hampstead, and Overground stations from Camden Road to Hampstead Heath.

Selling quickly in Camden: what to know
Alterations in a Camden conservation area usually need planning permission, and demolition without consent is not allowed, so gather the approvals for any past extensions, windows or other works before a buyer's solicitor asks for them.
- Check your lease if you are selling a flat. Flats make up 87% of homes in Camden. If yours is leasehold, find out how many years are left and ask the managing agent for the leasehold information pack early, as it is often what holds a quick sale up. Selling a flat with a short lease.
- Gather the tenancy paperwork if the home is let. Private renting is more common in Camden (36% of households) than in the typical area we cover. Investors often buy with tenants in place, and they will want the tenancy agreement, deposit protection details and safety certificates. Selling a rental property.
- Bought under Right to Buy? If you bought from the council or a housing association in the last few years, check whether a discount would have to be repaid or the landlord offered first refusal before you accept an offer. Selling an ex-council home.
- Use the most recent sales as your guide. Average prices in Camden are 7.1% lower than a year ago, so sales from a year or two back may overstate what homes fetch today. Compare any offer with the latest sold prices and a current agent's valuation.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Camden: common questions
How much is my house worth in Camden?
The average price in the Camden council area was £833,067 in June 2026 (UK House Price Index). By type, averages were: detached houses £3,606,000, semi-detached houses £2,125,000, terraced houses £1,569,000, flats and maisonettes £688,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Camden?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Camden pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Camden average of £833,000, every 5% below market value is about £41,500. Compare any offer with an estate agent's valuation before you decide.
