How a quick sale works in Ealing
Selling to a cash buyer lets you skip the chain, the viewings and the wait for a mortgage offer, in return for accepting less than full market value. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Ealing. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Ealing
After the Great Western Railway arrived, much of Ealing was rebuilt with predominantly semi-detached houses for the rising middle class, and by 1902 it was known as the Queen of the Suburbs. Brentham Garden Suburb near Pitshanger, built mostly between 1901 and 1915, was London's first garden suburb built on co-partnership principles. In Northolt, most housing north of the Western Avenue dates from the 1920s and 1930s and is privately owned, while much of that to the south was built in the 1960s and 1970s as social housing.
According to the 2021 Census, 48% of households in Ealing own their home (23% outright and 26% with a mortgage), 34% rent privately and 18% rent from a council or housing association. The most common type of home is flats (50% of households), followed by terraced houses (23%).
Five Elizabeth line stations, at Acton Main Line, Ealing Broadway, West Ealing, Hanwell and Southall, have put much of the borough on a direct line to central London and Canary Wharf. Ealing has 30 conservation areas, mostly 19th and early 20th century residential streets, and around 330 hectares of Metropolitan Green Belt. In South Acton, the council-owned estate of some 2,000 homes has been undergoing regeneration since 1999.
The Elizabeth line calls at five stations from Acton Main Line to Southall, Ealing Broadway is a western terminus of both the Central and District lines, and in all the borough has around 25 Tube and rail stations, from Northolt and Perivale to Acton Town and Park Royal.

Selling quickly in Ealing: what to know
In some Ealing conservation areas, Article 4 directions mean even porches and replacement windows and doors need planning permission, so if you have made changes like these, find the approvals before a buyer's solicitor raises them.
- Check your lease if you are selling a flat. Flats make up 50% of homes in Ealing. If yours is leasehold, find out how many years are left and ask the managing agent for the leasehold information pack early, as it is often what holds a quick sale up. Selling a flat with a short lease.
- Gather the tenancy paperwork if the home is let. Private renting is more common in Ealing (34% of households) than in the typical area we cover. Investors often buy with tenants in place, and they will want the tenancy agreement, deposit protection details and safety certificates. Selling a rental property.
- Use the most recent sales as your guide. Average prices in Ealing are 2.7% lower than a year ago, so sales from a year or two back may overstate what homes fetch today. Compare any offer with the latest sold prices and a current agent's valuation.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Ealing: common questions
How much is my house worth in Ealing?
The average price in the Ealing council area was £575,814 in June 2026 (UK House Price Index). By type, averages were: detached houses £1,377,000, semi-detached houses £869,000, terraced houses £698,000, flats and maisonettes £403,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Ealing?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Ealing pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Ealing average of £576,000, every 5% below market value is about £29,000. Compare any offer with an estate agent's valuation before you decide.
