How a quick sale works in Pembrokeshire

A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.

  1. Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
  2. We match you with buyers who buy in Pembrokeshire. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
  3. A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
  4. You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

In Wales the process is the same as in England: the sale is binding once contracts are exchanged. Your buyer pays Land Transaction Tax rather than Stamp Duty, which does not affect what you receive.

Homes in Pembrokeshire

Milford Haven was founded in 1790 on a grid street pattern, with three-storey Georgian buildings in its first streets of Hamilton Terrace, Charles Street and Robert Street, rows of terraced houses added in the late 19th century and over 1,000 council homes built after the Second World War. Pembroke Dock grew up on former farmland after the Royal Navy dockyard moved there in 1814, and Haverfordwest has spread with housing developments beyond its old community boundary.

According to the 2021 Census, 67% of households in Pembrokeshire own their home (44% outright and 23% with a mortgage), 17% rent privately and 16% rent from a council or housing association. Pembrokeshire's economy relies heavily on tourism, drawn by the Pembrokeshire Coast National Park, which covers more than a third of the county, while agriculture is still significant. Since the 1950s, petrochemical and liquefied natural gas industries have developed along the Milford Haven Waterway, including LNG terminals opened in 2008 and Pembroke Power Station, opened in 2012.

The West Wales Lines from Swansea have branches to Milford Haven, Pembroke Dock and Fishguard, with ferries to Ireland from Pembroke Dock and Fishguard, and the A40 and A477 are the main roads, with the M4 ending about 46 miles from Haverfordwest.

Selling quickly in Pembrokeshire: what to know

Pembrokeshire County Council charges a council tax premium on second homes, set at 125 per cent from April 2026, but a home being actively marketed for sale can qualify for an exception for up to a year, so if you are selling a furnished second home, ask the council about it as soon as it goes on the market.

  • Find the deeds for a long-held home. 44% of households in Pembrokeshire own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
  • Use the most recent sales as your guide. Average prices in Pembrokeshire are 4.2% lower than a year ago, so sales from a year or two back may overstate what homes fetch today. Compare any offer with the latest sold prices and a current agent's valuation.
  • Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
  • Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
  • Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Pembrokeshire: common questions

How much is my house worth in Pembrokeshire?

The average price in the Pembrokeshire council area was £210,862 in June 2026 (UK House Price Index). By type, averages were: detached houses £308,000, semi-detached houses £192,000, terraced houses £162,000, flats and maisonettes £111,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.

How quickly can I sell my house in Pembrokeshire?

Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Will a cash buyer in Pembrokeshire pay full market value?

Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Pembrokeshire average of £211,000, every 5% below market value is about £10,500. Compare any offer with an estate agent's valuation before you decide.
