How a quick sale works in Conwy
A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Conwy. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In Wales the process is the same as in England: the sale is binding once contracts are exchanged. Your buyer pays Land Transaction Tax rather than Stamp Duty, which does not affect what you receive.

Homes in Conwy
Llandudno was planned as a holiday resort from 1848 on land controlled by the Mostyn Estate, with much of the centre developed between 1857 and 1877 and hotels built along its curving Victorian promenade. Colwyn Bay grew rapidly after its station opened in 1849, with the Pwllycrochan Estate selling building plots from 1875, while Conwy keeps the medieval town walls built between 1283 and 1289.
According to the 2021 Census, 69% of households in Conwy own their home (44% outright and 25% with a mortgage), 19% rent privately and 12% rent from a council or housing association. The most common type of home is detached houses (36% of households), followed by semi-detached houses (32%).
The largest settlements are seaside resorts on the coast, part of a near-continuous strip of development from Llandudno through Colwyn Bay and Abergele to Prestatyn, and Colwyn Bay, the administrative centre, is dominated by the tourist trade. Venue Cymru in Llandudno hosts theatre and conferences, caravan sites and self-catering holidays are common around Kinmel Bay and Towyn, and inland the county is sparsely populated, with Llanrwst the only town.
The North Wales Coast Line calls at Llandudno Junction, Conwy, Colwyn Bay and Abergele with Transport for Wales and Avanti West Coast trains, a branch runs to Llandudno and the Conwy Valley Line to Blaenau Ffestiniog, and the A55 runs along the coast.

Selling quickly in Conwy: what to know
Much of Llandudno was built as leasehold property after Lord Mostyn acquired the land through an Enclosure Act of 1843, and the Mostyn Estate still keeps strict controls through covenants, so if your home is leasehold, have the lease and any consents for past alterations ready early.
- Find the deeds for a long-held home. 44% of households in Conwy own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Conwy: common questions
How much is my house worth in Conwy?
The average price in the Conwy council area was £213,461 in June 2026 (UK House Price Index). By type, averages were: detached houses £316,000, semi-detached houses £220,000, terraced houses £171,000, flats and maisonettes £126,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Conwy?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Conwy pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Conwy average of £213,000, every 5% below market value is about £10,500. Compare any offer with an estate agent's valuation before you decide.
