The 19th century slate industry created towns such as Bethesda, where housing was packed onto the hillside in irregular rows, and Blaenau Ffestiniog, which saw much ribbon development along its roads in the 1860s and 1870s, and the Slate Landscape of Northwest Wales became a World Heritage Site in 2021. Bangor's suburbs include Upper Bangor, Hirael and the large Maesgeirchen estate, originally built as council housing, while Caernarfon has expanded well beyond its medieval walls.
According to the 2021 Census, 66% of households in Gwynedd own their home (44% outright and 22% with a mortgage), 18% rent privately and 17% rent from a council or housing association. The most common type of home is detached houses (35% of households), followed by terraced houses (30%).
Tourism is an important part of the economy, drawn by the beaches and by Eryri (Snowdonia), which covers most of the centre and south of the county, though it provides mainly seasonal work. Education is also very important, led by Bangor University, which gives Bangor a large student population, and at the 2021 census 64.4 per cent of residents could speak Welsh, the highest share of any Welsh local authority.
Bangor is on the North Wales Coast Line with services to Holyhead and to Manchester, London and Cardiff via Chester, the Cambrian Coast Line ends at Pwllheli and the Conwy Valley Line at Blaenau Ffestiniog, and the A55 passes just south of Bangor.

Selling quickly in Gwynedd: what to know
If your home is inside Eryri National Park, tell buyers who plan a second home or holiday let that an Article 4 Direction there has required planning permission for that change of use since 1 June 2025, unless the home was already used that way before then. A similar Gwynedd Council direction for the rest of the county was quashed by the courts and is not in force.
