Grantham grew with the railway from 1850 and with engineering firms such as Richard Hornsby & Sons, and the grid-plan streets around Spittlegate and the station are lined with late-Victorian and Edwardian brick terraces and villas first built for industrial workers. The Earlesfield estate was begun as council housing in the 1920s and the Harrowby estate in 1928, both growing after the war. Large private estates from the 1970s to the 1990s now cover much of the north of the town, Green Hill and Somerby Hill.

At the 2011 census, detached and semi-detached homes made up a larger share of Grantham's housing than across England, with fewer flats. Growth is focused south of the town, where the Grantham Southern Relief Road, still being built in 2026, will link the A1 with the A52 at Somerby Hill and open up the Spitalgate Heath urban extension.
