How a quick sale works in Harlow
A quick sale in Harlow works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Harlow. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Harlow
Harlow was designated a new town in 1947, and Frederick Gibberd's masterplan grouped homes into neighbourhoods, each with its own shops, separated by green wedges; Mark Hall, the first, is now a conservation area. The Lawn, finished in 1951, was Britain's first modern residential tower block, and later growth added Sumners and Katherines in the 1970s, then Newhall and Church Langley in the early 2000s.
According to the 2021 Census, 55% of households in Harlow own their home (23% outright and 32% with a mortgage), 16% rent privately and 29% rent from a council or housing association. The most common type of home is terraced houses (45% of households), followed by flats (27%).
Almost 30% of homes are owned by housing associations or the council, and many more are privately rented. The town is entirely surrounded by green belt, but in 2017 the government backed the Harlow and Gilston Garden Town, and permission for 10,000 homes around Gilston, north of the River Stort in East Hertfordshire, was granted in 2025.
Greater Anglia trains run from Harlow Town and Harlow Mill to London Liverpool Street and Cambridge, the Stansted Express stops at Harlow Town, and the M11 is reached at junctions 7 and 7a.

Selling quickly in Harlow: what to know
If you bought your home from the council under Right to Buy, check the date: within 10 years you must first offer it to your former landlord or another social landlord, and within 5 years you may have to repay some of the discount.
- Check your lease if you are selling a flat. Flats make up 27% of homes in Harlow. If yours is leasehold, find out how many years are left and ask the managing agent for the leasehold information pack early, as it is often what holds a quick sale up. Selling a flat with a short lease.
- Bought under Right to Buy? If you bought from the council or a housing association in the last few years, check whether a discount would have to be repaid or the landlord offered first refusal before you accept an offer. Selling an ex-council home.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Harlow: common questions
How much is my house worth in Harlow?
The average price in the Harlow council area was £313,338 in June 2026 (UK House Price Index). By type, averages were: detached houses £622,000, semi-detached houses £429,000, terraced houses £315,000, flats and maisonettes £180,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Harlow?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Harlow pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Harlow average of £313,000, every 5% below market value is about £15,500. Compare any offer with an estate agent's valuation before you decide.
