Homes in Hillingdon

The north of the borough grew as Metro-land once the Metropolitan Railway reached Uxbridge in the early 20th century. At Ruislip Manor, George Ball bought 186 acres from King's College, Cambridge and built the Manor Homes estate between 1933 and 1939, intended for working people wanting to buy their own home and planned at no more than 14 houses per acre. In the south, Hayes was an industrial town and the home of EMI, whose former head office was converted into flats around 2000 and whose record works is being redeveloped as the Old Vinyl Factory.

According to the 2021 Census, 58% of households in Hillingdon own their home (27% outright and 31% with a mortgage), 26% rent privately and 16% rent from a council or housing association. The most common type of home is semi-detached houses (35% of households), followed by flats (31%).

Hillingdon is the westernmost London borough and the second largest by area, and it is one of the least densely populated because of rural land and Green Belt in the north, RAF Northolt and Heathrow Airport. In November 2025 the government adopted Heathrow's plan for a third, north-western runway; earlier plans involved the demolition of around 700 homes, affecting the villages of Harmondsworth and Sipson.
