How a quick sale works in Lewisham
A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Lewisham. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Lewisham
Lewisham's centre moved north when the North Kent line arrived in 1849, bringing commuter housing, and Brockley is rich in Victorian and Edwardian homes, historic trees, lanes and mews protected by a conservation area. In the south, the London County Council built the Downham Estate towards the end of the 1920s to reduce overcrowding, with most of its 522 acres in Lewisham. By the river, Deptford grew around the royal docks, the last of which, Convoys Wharf, closed in 2000.
According to the 2021 Census, 43% of households in Lewisham own their home (15% outright and 28% with a mortgage), 27% rent privately and 29% rent from a council or housing association. The most common type of home is flats (58% of households), followed by terraced houses (26%).
There are no Tube stations in the borough, although a Bakerloo line extension beyond Elephant and Castle to Lewisham and Hayes has been proposed. Since 2010 the Overground has run south from New Cross Gate through Brockley, Honor Oak Park, Forest Hill and Sydenham, and many conservation areas, from Brockley and Ladywell to Forest Hill and Lee Manor, carry Article 4 directions. Goldsmiths, University of London, is also in the borough.
Lewisham station sits at the junction of the lines to Dartford and Hayes and is the terminus of the DLR's southern branch, the Overground's Windrush line serves New Cross Gate to Sydenham, and around 20 National Rail stations run from Deptford to Grove Park.

Selling quickly in Lewisham: what to know
In Lewisham conservation areas with Article 4 directions, such as Brockley, paving a front garden or creating a crossover for parking needs planning permission, so if you have done either, find the approval before a buyer's solicitor asks.
- Check your lease if you are selling a flat. Flats make up 58% of homes in Lewisham. If yours is leasehold, find out how many years are left and ask the managing agent for the leasehold information pack early, as it is often what holds a quick sale up. Selling a flat with a short lease.
- Gather the tenancy paperwork if the home is let. Private renting is more common in Lewisham (27% of households) than in the typical area we cover. Investors often buy with tenants in place, and they will want the tenancy agreement, deposit protection details and safety certificates. Selling a rental property.
- Bought under Right to Buy? If you bought from the council or a housing association in the last few years, check whether a discount would have to be repaid or the landlord offered first refusal before you accept an offer. Selling an ex-council home.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Lewisham: common questions
How much is my house worth in Lewisham?
The average price in the Lewisham council area was £491,259 in June 2026 (UK House Price Index). By type, averages were: detached houses £1,118,000, semi-detached houses £776,000, terraced houses £603,000, flats and maisonettes £379,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Lewisham?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Lewisham pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Lewisham average of £491,000, every 5% below market value is about £24,500. Compare any offer with an estate agent's valuation before you decide.
