How a quick sale works in Greenwich
A quick sale in Greenwich works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Greenwich. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Greenwich
Around Eltham, the Progress Estate at Well Hall was built during 1915 to house skilled workers from the Royal Arsenal, with 1,086 houses and 212 flats, and is now a conservation area. Kidbrooke has a large amount of 1920s and 1930s housing, and next to it the 1960s and 1970s Ferrier Estate has been replaced by Kidbrooke Village. Along the river, Greenwich Peninsula has been substantially redeveloped with new homes since 1997, starting with the mixed-tenure Greenwich Millennium Village designed by Ralph Erskine.
According to the 2021 Census, 43% of households in Greenwich own their home (16% outright and 27% with a mortgage), 26% rent privately and 31% rent from a council or housing association. The most common type of home is flats (52% of households), followed by terraced houses (27%).
Woolwich is a historic military and industrial centre now undergoing major regeneration, with the former Royal Arsenal site, closed as a factory in 1967, being turned over to housing and community use. On the Peninsula, outline permission was granted in 2004 for more than 10,000 further homes around The O2. Central Greenwich is part of the Maritime Greenwich World Heritage Site.
The Elizabeth line calls at Woolwich and Abbey Wood, the Jubilee line at North Greenwich, the DLR at Cutty Sark, Greenwich and Woolwich Arsenal, Southeastern at most other stations, and a cable car crosses from the Peninsula to the Royal Docks.

Selling quickly in Greenwich: what to know
If you own part of a shared ownership home in one of the newer developments, such as those at Greenwich Peninsula or Kidbrooke Village, you must tell your landlord when you want to sell, and they then have a nomination period of 4, 8 or 12 weeks, depending on the lease, to find a buyer for your share.
- Check your lease if you are selling a flat. Flats make up 52% of homes in Greenwich. If yours is leasehold, find out how many years are left and ask the managing agent for the leasehold information pack early, as it is often what holds a quick sale up. Selling a flat with a short lease.
- Gather the tenancy paperwork if the home is let. Private renting is more common in Greenwich (26% of households) than in the typical area we cover. Investors often buy with tenants in place, and they will want the tenancy agreement, deposit protection details and safety certificates. Selling a rental property.
- Bought under Right to Buy? If you bought from the council or a housing association in the last few years, check whether a discount would have to be repaid or the landlord offered first refusal before you accept an offer. Selling an ex-council home.
- Use the most recent sales as your guide. Average prices in Greenwich are 0.5% lower than a year ago, so sales from a year or two back may overstate what homes fetch today. Compare any offer with the latest sold prices and a current agent's valuation.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Greenwich: common questions
How much is my house worth in Greenwich?
The average price in the Greenwich council area was £465,132 in June 2026 (UK House Price Index). By type, averages were: detached houses £1,006,000, semi-detached houses £713,000, terraced houses £545,000, flats and maisonettes £356,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Greenwich?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Greenwich pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Greenwich average of £465,000, every 5% below market value is about £23,500. Compare any offer with an estate agent's valuation before you decide.
