Stratford grew rapidly after the railway arrived in 1839, as West Ham became a major manufacturing centre. North of Romford Road, the Corbett family built the Woodgrange and Durham Road estates between 1877 and 1892 on former market gardens, and the late Victorian Durham Road area near Manor Park station has been a conservation area since 1984. In Stratford, East Village was built as the athletes' village for the 2012 Olympics and then converted into a mix of low-cost and private homes.
According to the 2021 Census, 33% of households in Newham own their home (13% outright and 21% with a mortgage), 39% rent privately and 28% rent from a council or housing association. The most common type of home is flats (53% of households), followed by terraced houses (31%).
The 2012 Games and the Stratford City development transformed the area around the Queen Elizabeth Olympic Park, which now hosts UCL East and London College of Fashion. To the south, Canning Town and Custom House are undergoing a large regeneration that includes up to 10,000 new homes, and the Royal Docks, once the largest enclosed docks in the world, became an enterprise zone in 2012. London City Airport is also in the borough.
