The area stayed largely rural until the late Victorian era, and Leyton grew especially fast between 1870 and 1910. In Walthamstow, Thomas Courtenay Warner developed his family's land from the late 19th century, building and keeping the housing himself rather than selling plots, and his company later built the Highams Estate at Highams Park in the 1930s.
