How a quick sale works in Enfield
Selling to a cash buyer lets you skip the chain, the viewings and the wait for a mortgage offer, in return for accepting less than full market value. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Enfield. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Enfield
Palmers Green stayed largely rural until 1902, when landowners sold large tracts for building and estates such as Old Park and Hazelwood Park went up quickly. Southgate was mostly built in the 1930s, with largish semi-detached houses on hilly former estates, after the Piccadilly line extension of 1933 set off a building boom that left it almost fully developed by 1939. In the east, Edmonton grew with the railway and industry in the late 19th century, then saw major redevelopment in the 1960s and 1970s, including a new shopping centre and council housing with tower blocks.
According to the 2021 Census, 53% of households in Enfield own their home (26% outright and 27% with a mortgage), 30% rent privately and 17% rent from a council or housing association. The most common type of home is flats (39% of households), followed by terraced houses (29%).
Meridian Water, a council-led 20-year regeneration programme in Upper Edmonton, is planned to bring 10,000 homes beside the Lee Valley Regional Park, and its own station opened in June 2019. In the north-west, much of the old Enfield Chase was taken into public ownership as farmland and parks such as Trent Park to protect it from sprawl. Southgate Green is a conservation area with a cluster of listed houses.
The Piccadilly line runs through Arnos Grove, Southgate and Oakwood to Cockfosters, the Overground's Weaver line reaches Enfield Town from Liverpool Street, Great Northern trains run from Palmers Green to Moorgate, and Meridian Water station links to Stratford, Liverpool Street and Cambridge.

Selling quickly in Enfield: what to know
If your 1930s semi in Southgate or a similar suburb has had a loft conversion or extension, find the planning and building regulations sign-off now, as a buyer's solicitor will usually ask for it.
- Check your lease if you are selling a flat. Flats make up 39% of homes in Enfield. If yours is leasehold, find out how many years are left and ask the managing agent for the leasehold information pack early, as it is often what holds a quick sale up. Selling a flat with a short lease.
- Gather the tenancy paperwork if the home is let. Private renting is more common in Enfield (30% of households) than in the typical area we cover. Investors often buy with tenants in place, and they will want the tenancy agreement, deposit protection details and safety certificates. Selling a rental property.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Enfield: common questions
How much is my house worth in Enfield?
The average price in the Enfield council area was £471,019 in June 2026 (UK House Price Index). By type, averages were: detached houses £1,231,000, semi-detached houses £714,000, terraced houses £496,000, flats and maisonettes £299,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Enfield?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Enfield pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Enfield average of £471,000, every 5% below market value is about £23,500. Compare any offer with an estate agent's valuation before you decide.
