St Annes was developed as a planned town from 1875, after Thomas Fair, agent to the Clifton Estate, sold leases to the St Anne's on the Sea Land and Building Company, on land where the only homes had been the hamlet of Heyhouses. Lytham, the older town, was led by the Clifton family until the mid 20th century, and the two were joined in 1922, with Ansdell and Fairhaven lying between them on either side of the railway.
