How a quick sale works in Perth

A quick sale in Perth works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.

  1. Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
  2. We match you with buyers who buy in Perth and Kinross. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
  3. A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
  4. You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Scotland has its own system. A sale becomes binding once missives (the exchange of formal letters between solicitors) are concluded, and most homes need a Home Report before they are put on the market. Read our guide to selling a house in Scotland for the details. See selling a house in Scotland.

Homes in Perth

Perth's centre sits between the North Inch and South Inch, parkland given to the city by King Robert III in 1377, and Georgian streets such as Rose Terrace, dating to at least the late 18th century, look out over the North Inch. Much of Perth's Georgian architecture was built by the landowner Thomas Anderson and his son-in-law Thomas Hay Marshall, a former lord provost. Perth's city status was restored on 14 March 2012, making it Scotland's seventh city.

Perth lies at the highest tidal reach of the Tay, close to where it meets the River Almond, which makes it vulnerable to flooding; after the flood of January 1993 forced more than 1,500 people from their homes, new flood defences were completed in 2001. Employers include Aviva and SSE, and the wider council area includes towns such as Crieff, Blairgowrie, Kinross and Pitlochry.

Perth station has ScotRail trains to Glasgow Queen Street, Edinburgh Waverley, Dundee, Aberdeen and Inverness, plus LNER's Highland Chieftain and the Caledonian Sleeper to London, and the M90, the northernmost motorway in Great Britain, runs south from the city while the A9 heads north to Inverness.

Selling quickly in Perth: what to know

If your home is in a part of Perth covered by the flood defences, or was affected in 1993, have any flood history and buildings insurance details ready, as a buyer's solicitor and lender are likely to ask about them.

  • Ask about the Home Report early. Most homes marketed in Scotland need one, and it includes a surveyor's valuation that gives you a benchmark for any offer. Your solicitor will also explain how missives work, because that is when the sale becomes binding. Selling a house in Scotland.
  • Find the deeds for a long-held home. 40% of households in Perth and Kinross own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
  • Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
  • Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
  • Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Perth: common questions

How much is my house worth in Perth?

The average price in the Perth and Kinross council area was £228,159 in June 2026 (UK House Price Index). By type, averages were: detached houses £390,000, semi-detached houses £240,000, terraced houses £190,000, flats and maisonettes £124,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.

How quickly can I sell my house in Perth?

Completion can be possible in as little as 7 days in some cases, once missives are concluded with a cash buyer who has funds ready. Scotland has its own process, including a Home Report for most homes that are put on the market, so ask your solicitor early what your sale will need. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Will a cash buyer in Perth pay full market value?

Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Perth and Kinross average of £228,000, every 5% below market value is about £11,500. Compare any offer with an estate agent's valuation before you decide.

Which Perth postcodes can I get offers for?
