How a quick sale works in Dundee
A quick sale in Dundee works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Dundee City. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Scotland has its own system. A sale becomes binding once missives (the exchange of formal letters between solicitors) are concluded, and most homes need a Home Report before they are put on the market. Read our guide to selling a house in Scotland for the details. See selling a house in Scotland.

Homes in Dundee
Dundee's jute boom left the city with a large proportion of tenements built to house mill workers, as Victorian working-class housing spread quickly around Hawkhill, Blackness Road, Dens Road and the Hilltown. The West End, by contrast, has many large Edwardian houses, and Broughty Ferry was a separate burgh until the city absorbed it in 1913. After the war, large estates went up in the north at Fintry, Craigie, Charleston and Douglas in the 1950s and early 1960s, and many of the later multi-storey blocks at Lochee, Kirkton, Whitfield, Ardler and Menzieshill have since been demolished.
According to Scotland's Census 2022, 52% of households in Dundee City own their home (28% outright and 24% with a mortgage), 22% rent privately and 26% rent from a council or housing association. The most common type of home is flats (47% of households), followed by semi-detached houses (27%).
Around one in seven residents is a university student, and West End housing near the University of Dundee is popular with students, including houses in multiple occupation. A 30-year master plan, running to 2031, is reconnecting the Waterfront to the city centre, with V&A Dundee, opened in 2018, as its centrepiece. Biomedical research and video game development are notable local industries.
Dundee station, rebuilt as part of the Waterfront project, has ScotRail trains to Edinburgh, Glasgow and Aberdeen and three direct trains a day to London King's Cross, while the Tay Road Bridge links the city with Fife.

Selling quickly in Dundee: what to know
If you are selling a tenement flat, gather details of any recent common repairs to the roof or stair, because shared maintenance is governed by the Tenements (Scotland) Act 2004 and buyers will want to know what is due; you will also normally need a Home Report before marketing.
- Ask about the Home Report early. Most homes marketed in Scotland need one, and it includes a surveyor's valuation that gives you a benchmark for any offer. Your solicitor will also explain how missives work, because that is when the sale becomes binding. Selling a house in Scotland.
- Check your lease if you are selling a flat. Flats make up 47% of homes in Dundee City. If yours is leasehold, find out how many years are left and ask the managing agent for the leasehold information pack early, as it is often what holds a quick sale up. Selling a flat with a short lease.
- Gather the tenancy paperwork if the home is let. Private renting is more common in Dundee City (22% of households) than in the typical area we cover. Investors often buy with tenants in place, and they will want the tenancy agreement, deposit protection details and safety certificates. Selling a rental property.
- Bought under Right to Buy? If you bought from the council or a housing association in the last few years, check whether a discount would have to be repaid or the landlord offered first refusal before you accept an offer. Selling an ex-council home.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Dundee: common questions
How much is my house worth in Dundee?
The average price in the Dundee City council area was £150,945 in June 2026 (UK House Price Index). By type, averages were: detached houses £331,000, semi-detached houses £200,000, terraced houses £156,000, flats and maisonettes £104,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Dundee?
Completion can be possible in as little as 7 days in some cases, once missives are concluded with a cash buyer who has funds ready. Scotland has its own process, including a Home Report for most homes that are put on the market, so ask your solicitor early what your sale will need. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Dundee pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Dundee City average of £151,000, every 5% below market value is about £7,500. Compare any offer with an estate agent's valuation before you decide.
