How a quick sale works in East Lothian
A quick sale in East Lothian works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in East Lothian. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Scotland has its own system. A sale becomes binding once missives (the exchange of formal letters between solicitors) are concluded, and most homes need a Home Report before they are put on the market. Read our guide to selling a house in Scotland for the details. See selling a house in Scotland.

Homes in East Lothian
Haddington, made a royal burgh under David I in the 12th century, keeps its medieval street plan, and its whole town centre is a conservation area with a high proportion of listed buildings. Musselburgh takes in Fisherrow, Inveresk, Pinkie and Stoneybank, and Blindwells, a new town on a former opencast coal mine north of Tranent, had 150 homes occupied by October 2023, with around 1,600 planned at first.
According to Scotland's Census 2022, 68% of households in East Lothian own their home (35% outright and 33% with a mortgage), 10% rent privately and 22% rent from a council or housing association. The most common type of home is semi-detached houses (28% of households), followed by detached houses (27%).
Farming, fishing and coal mining were historically important, and today many residents commute to Edinburgh, while Torness nuclear power station and golf courses such as Muirfield are notable. The Tranent, Wallyford and Macmerry area is a major growth area, and Musselburgh has Queen Margaret University, a racecourse and Musselburgh Links, said to be the oldest continuously played golf course in the world.
The East Coast Main Line has stations at Musselburgh and Dunbar, ScotRail runs from Edinburgh Waverley to North Berwick via Musselburgh and Wallyford, and the A1 dual carriageway runs through the county, meeting the Edinburgh City Bypass at Musselburgh.

Selling quickly in East Lothian: what to know
East Lothian Council commissioned Dynamic Coast in 2023 to assess coastal change at Musselburgh under a range of climate scenarios, so if your home is near the shore anywhere in the county, look at the Dynamic Coast maps of past and projected shoreline change so you can answer buyers' questions.
- Ask about the Home Report early. Most homes marketed in Scotland need one, and it includes a surveyor's valuation that gives you a benchmark for any offer. Your solicitor will also explain how missives work, because that is when the sale becomes binding. Selling a house in Scotland.
- Bought under Right to Buy? If you bought from the council or a housing association in the last few years, check whether a discount would have to be repaid or the landlord offered first refusal before you accept an offer. Selling an ex-council home.
- Find the deeds for a long-held home. 35% of households in East Lothian own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in East Lothian: common questions
How much is my house worth in East Lothian?
The average price in the East Lothian council area was £280,383 in June 2026 (UK House Price Index). By type, averages were: detached houses £537,000, semi-detached houses £313,000, terraced houses £255,000, flats and maisonettes £160,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in East Lothian?
Completion can be possible in as little as 7 days in some cases, once missives are concluded with a cash buyer who has funds ready. Scotland has its own process, including a Home Report for most homes that are put on the market, so ask your solicitor early what your sale will need. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in East Lothian pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the East Lothian average of £280,000, every 5% below market value is about £14,000. Compare any offer with an estate agent's valuation before you decide.
