How a quick sale works in Midlothian

A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.

  1. Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
  2. We match you with buyers who buy in Midlothian. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
  3. A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
  4. You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Scotland has its own system. A sale becomes binding once missives (the exchange of formal letters between solicitors) are concluded, and most homes need a Home Report before they are put on the market. Read our guide to selling a house in Scotland for the details. See selling a house in Scotland.

Homes in Midlothian

Newtongrange became Scotland's largest mining village in the 1890s, when the Lady Victoria Colliery was sunk. In Dalkeith, Eskbank has many large Victorian and newer houses, while Woodburn is mainly a council estate with pockets of new housing, and Shawfair, on the site of the former Monktonhall Colliery near Danderhall, is planned to have around 4,000 new homes, with the first building in 2018 and 2019.

According to Scotland's Census 2022, 68% of households in Midlothian own their home (32% outright and 36% with a mortgage), 9% rent privately and 23% rent from a council or housing association. The most common type of home is semi-detached houses (29% of households), followed by terraced houses (26%).

Coal mining shaped places such as Newtongrange, where the Lady Victoria Colliery, which closed in 1981, now houses the National Mining Museum. Dalkeith is the council's base, a market town whose Corn Exchange of 1853 was then the largest indoor grain market in Scotland, and Dalkeith Palace, a former seat of the Duke of Buccleuch, stands in parkland on the edge of the town. Shawfair sits just outside Edinburgh's eastern boundary.

The Borders Railway, reopened in September 2015, has four Midlothian stations at Shawfair, Eskbank, Newtongrange and Gorebridge with trains to Edinburgh Waverley, and the Dalkeith bypass, completed in 2008, now carries the A68.

Selling quickly in Midlothian: what to know

With around 4,000 new homes planned at Shawfair, buyers can easily compare your home with a new build, so gather any guarantees and certificates you hold, such as for replacement windows, a new boiler, roof work or damp treatment, to show them.

  • Ask about the Home Report early. Most homes marketed in Scotland need one, and it includes a surveyor's valuation that gives you a benchmark for any offer. Your solicitor will also explain how missives work, because that is when the sale becomes binding. Selling a house in Scotland.
  • Bought under Right to Buy? If you bought from the council or a housing association in the last few years, check whether a discount would have to be repaid or the landlord offered first refusal before you accept an offer. Selling an ex-council home.
  • Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
  • Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
  • Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Midlothian: common questions

How much is my house worth in Midlothian?

The average price in the Midlothian council area was £281,662 in June 2026 (UK House Price Index). By type, averages were: detached houses £501,000, semi-detached houses £298,000, terraced houses £237,000, flats and maisonettes £158,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.

How quickly can I sell my house in Midlothian?

Completion can be possible in as little as 7 days in some cases, once missives are concluded with a cash buyer who has funds ready. Scotland has its own process, including a Home Report for most homes that are put on the market, so ask your solicitor early what your sale will need. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Will a cash buyer in Midlothian pay full market value?

Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Midlothian average of £282,000, every 5% below market value is about £14,000. Compare any offer with an estate agent's valuation before you decide.

Which Midlothian postcodes can I get offers for?
