How a quick sale works in Livingston

Selling to a cash buyer lets you skip the chain, the viewings and the wait for a mortgage offer, in return for accepting less than full market value. Here is how it works through us.

  1. Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
  2. We match you with buyers who buy in West Lothian. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
  3. A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
  4. You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Scotland has its own system. A sale becomes binding once missives (the exchange of formal letters between solicitors) are concluded, and most homes need a Home Report before they are put on the market. Read our guide to selling a house in Scotland for the details. See selling a house in Scotland.

Homes in Livingston

Livingston was designated a new town on 16 April 1962 to ease overcrowding in Glasgow, taking in Livingston Village, Livingston Station and Bellsquarry along with numerous farmsteads. It was built as a series of districts such as Craigshill, Ladywell, Knightsridge, Deans, Dedridge and Murieston, and many of the first houses were factory-built. The Livingston Development Corporation owned 90% of the town's housing in 1980 but around 40% by 1996, and its mandate ended in March 1997.

According to Scotland's Census 2022, 65% of households in West Lothian own their home (30% outright and 35% with a mortgage), 10% rent privately and 25% rent from a council or housing association. The most common type of home is terraced houses (28% of households), followed by detached houses (28%).

Livingston became a major hub of Scotland's Silicon Glen, with factories on business parks at Houston Industrial Estate and Kirkton Campus. The River Almond runs through the town centre, where The Centre, with more than a million square feet of retail space, sits alongside Livingston Designer Outlet. It is the third-largest town in Scotland, and West Lothian also includes Bathgate, Linlithgow and Broxburn.

The M8 bounds the town to the north and the A71 to the south, Edinburgh is about 15 miles away and Edinburgh Airport 7 miles to the east, Livingston South is on the Shotts line between Glasgow Central and Edinburgh Waverley, and Livingston North is on the line to Glasgow Queen Street via Airdrie.

Selling quickly in Livingston: what to know

Because many of Livingston's early homes were factory-built, find out how yours was constructed before you market it, as a buyer's surveyor and lender will want to know and it can affect how quickly a sale goes through.

  • Ask about the Home Report early. Most homes marketed in Scotland need one, and it includes a surveyor's valuation that gives you a benchmark for any offer. Your solicitor will also explain how missives work, because that is when the sale becomes binding. Selling a house in Scotland.
  • Bought under Right to Buy? If you bought from the council or a housing association in the last few years, check whether a discount would have to be repaid or the landlord offered first refusal before you accept an offer. Selling an ex-council home.
  • Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
  • Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
  • Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Livingston: common questions

How much is my house worth in Livingston?

The average price in West Lothian, the council area that includes Livingston was £228,496 in June 2026 (UK House Price Index). By type, averages were: detached houses £415,000, semi-detached houses £232,000, terraced houses £184,000, flats and maisonettes £126,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.

How quickly can I sell my house in Livingston?

Completion can be possible in as little as 7 days in some cases, once missives are concluded with a cash buyer who has funds ready. Scotland has its own process, including a Home Report for most homes that are put on the market, so ask your solicitor early what your sale will need. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Will a cash buyer in Livingston pay full market value?

Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the West Lothian average of £228,000, every 5% below market value is about £11,500. Compare any offer with an estate agent's valuation before you decide.

Which Livingston postcodes can I get offers for?

You can send details for any home in West Lothian, including EH14, EH27, EH28, EH29, EH30, EH47, EH48, EH49 and surrounding postcode districts. We only pass your details to buyers on our panel who cover your postcode, and only with your consent.
