How a quick sale works in Torquay
A quick sale in Torquay works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Torbay. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Torquay
Torquay grew from 838 people in 1801 to almost 25,000 by 1887 as a resort, with a historic core of Tormohun, Wellswood, the Warberries, Upton and Ellacombe built on land held by the Palk family. Wealthy Victorians filled Wellswood and the Lincombes with large Italianate villas, some big houses such as America Lodge have since been divided into flats, and after the Second World War private high-rise blocks went up above the Rock Walk and harbour.
According to the 2021 Census, 65% of households in Torbay own their home (39% outright and 26% with a mortgage), 27% rent privately and 8% rent from a council or housing association. The most common type of home is flats (30% of households), followed by semi-detached houses (25%).
Tourism has shaped the economy since the early 19th century, when the mild climate earned the area the name the English Riviera. Torquay is one of three towns in Torbay, alongside Paignton and Brixham, and St Marychurch, Babbacombe and Chelston were absorbed into the town around 1900.
The town has two stations, Torquay near Torre Abbey Sands and Torre further inland, and the A380 South Devon Highway links it to the A38 and the M5 at Exeter, 18 miles to the north.

Selling quickly in Torquay: what to know
If you are selling a flat in a converted villa or one of the seafront blocks, gather the lease, recent service charge statements and the managing agent's details early, so the buyer's solicitor has them from the start.
- Check your lease if you are selling a flat. Flats make up 30% of homes in Torbay. If yours is leasehold, find out how many years are left and ask the managing agent for the leasehold information pack early, as it is often what holds a quick sale up. Selling a flat with a short lease.
- Gather the tenancy paperwork if the home is let. Private renting is more common in Torbay (27% of households) than in the typical area we cover. Investors often buy with tenants in place, and they will want the tenancy agreement, deposit protection details and safety certificates. Selling a rental property.
- Find the deeds for a long-held home. 39% of households in Torbay own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Use the most recent sales as your guide. Average prices in Torbay are 0.9% lower than a year ago, so sales from a year or two back may overstate what homes fetch today. Compare any offer with the latest sold prices and a current agent's valuation.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.
