How a quick sale works in Exmouth
A quick sale in Exmouth works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in East Devon. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Exmouth
Exmouth became established in the 18th century and is considered the oldest seaside resort in Devon, and the Beacon terrace, high above the promenade, first became fashionable in Georgian times. Most of the town was built in the Victorian era after the railway arrived in 1861, alongside small cob cottages in former villages such as Withycombe that are now part of the town. Near the docks, a community of around 125 chalets was replaced by the Exmouth Quay residential marina.
According to the 2021 Census, 74% of households in East Devon own their home (47% outright and 27% with a mortgage), 16% rent privately and 10% rent from a council or housing association. The most common type of home is detached houses (39% of households), followed by semi-detached houses (27%).
Exmouth marks the western end of the Jurassic Coast World Heritage Site, and as well as a busy summer tourist trade it is a regional centre for leisure, particularly water sports. Part of the town is built on reclaimed land, where many buildings have pumps to clear water from their basements at high tide. The wider district includes Sidmouth, Honiton and Budleigh Salterton, and Cranbrook is one of its planned development areas.
Exmouth, about 11 miles south-east of Exeter, is the terminus of the Avocet Line to Exeter St Davids, with trains running through to Paignton during the day, and a summer passenger ferry crosses the Exe estuary to Starcross.

Selling quickly in Exmouth: what to know
If your home is on the reclaimed land near the seafront or docks and has a basement pump, have its servicing records and any history of water getting in ready for a buyer's surveyor and solicitor.
- Find the deeds for a long-held home. 47% of households in East Devon own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Exmouth: common questions
How much is my house worth in Exmouth?
The average price in East Devon, the council area that includes Exmouth was £345,757 in June 2026 (UK House Price Index). By type, averages were: detached houses £539,000, semi-detached houses £339,000, terraced houses £275,000, flats and maisonettes £184,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Exmouth?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Exmouth pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the East Devon average of £346,000, every 5% below market value is about £17,500. Compare any offer with an estate agent's valuation before you decide.
