How a quick sale works in Tiverton
A quick sale in Tiverton works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Mid Devon. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Tiverton
Tiverton grew on the wool trade in the 16th and 17th centuries, when wealthy merchants left almshouses such as John Greenway's in Gold Street, and from 1815 John Heathcoat's lace factory made it an early industrial centre in the South West. Large housing projects by national housebuilders have since been built to the north of the town, and the Tiverton Eastern Urban Extension, allocated in 2010, is adding new neighbourhoods such as Braid Park and Blundell's Grange.
According to the 2021 Census, 69% of households in Mid Devon own their home (40% outright and 29% with a mortgage), 19% rent privately and 13% rent from a council or housing association. The most common type of home is detached houses (39% of households), followed by semi-detached houses (29%).
Tiverton's revival began with the A361 North Devon Link Road in the late 1980s, and it has become a dormitory town for commuters to Exeter and Taunton, with an industrial estate built at Little Gornhay in the 1990s. Mid Devon District Council moved to Phoenix House in the town in 2003, and the Pannier Market was redeveloped in 2006.
Tiverton Parkway, opened in 1986 on the main line six miles east of the town beside junction 27 of the M5, is the nearest station, and the A361 links the town to the motorway and North Devon.

Selling quickly in Tiverton: what to know
If your home is on one of the newer estates north of the town or in the Eastern Urban Extension, gather details of any estate management company and its charges, and whether the roads and open spaces have been adopted, as buyers' solicitors will ask.
- Find the deeds for a long-held home. 40% of households in Mid Devon own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Use the most recent sales as your guide. Average prices in Mid Devon are 1.1% lower than a year ago, so sales from a year or two back may overstate what homes fetch today. Compare any offer with the latest sold prices and a current agent's valuation.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Tiverton: common questions
How much is my house worth in Tiverton?
The average price in Mid Devon, the council area that includes Tiverton was £284,283 in June 2026 (UK House Price Index). By type, averages were: detached houses £423,000, semi-detached houses £278,000, terraced houses £220,000, flats and maisonettes £131,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Tiverton?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Tiverton pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Mid Devon average of £284,000, every 5% below market value is about £14,000. Compare any offer with an estate agent's valuation before you decide.
