How a quick sale works in Ashford

A quick sale in Ashford works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.

  1. Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
  2. We match you with buyers who buy in Ashford. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
  3. A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
  4. You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Ashford

Ashford has been a market town since the Middle Ages, and when the South Eastern Railway set up its locomotive works here in the 1840s it built a railway village, Newtown, which had about 3,000 residents by 1864. The town has been a focus for growth since 1959, when the London County Council negotiated 5,000 new homes here, and in 2001 it was named one of four key growth areas in South East England. Newer neighbourhoods include Park Farm, Kingsnorth, Repton Park and Finberry, where building began in 2013.

According to the 2021 Census, 68% of households in Ashford own their home (34% outright and 35% with a mortgage), 18% rent privately and 14% rent from a council or housing association. The most common type of home is detached houses (33% of households), followed by semi-detached houses (31%).

Chilmington Green, part of the South of Ashford Garden Community, is a new community of up to 5,750 homes in four phases; outline permission was granted in 2017, residents have moved in and primary and secondary schools have opened. In the town centre, the Elwick Place leisure complex opened in 2018 and the Designer Outlet has been expanded.

High-speed trains from Ashford International cut the journey to London to about 38 minutes, and the M20 serves the town at junctions 9, 10 and 10A.

Selling quickly in Ashford: what to know

Say how far you are from Ashford International and the M20, and whether your home is in the older town around the centre and Newtown or on a newer estate such as Finberry or Chilmington Green.

  • Find the deeds for a long-held home. 34% of households in Ashford own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
  • Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
  • Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
  • Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Ashford: common questions

How much is my house worth in Ashford?

The average price in the Ashford council area was £344,332 in June 2026 (UK House Price Index). By type, averages were: detached houses £556,000, semi-detached houses £345,000, terraced houses £283,000, flats and maisonettes £163,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.

How quickly can I sell my house in Ashford?

Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Will a cash buyer in Ashford pay full market value?

Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Ashford average of £344,000, every 5% below market value is about £17,000. Compare any offer with an estate agent's valuation before you decide.
