How a quick sale works in Dover

A quick sale in Dover works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.

  1. Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
  2. We match you with buyers who buy in Dover. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
  3. A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
  4. You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

The Port of Dover provides much of the town's employment, alongside tourism to the White Cliffs and Dover Castle, which had 368,000 visitors in 2019. Recent investment brought the St James' retail and leisure park in 2018 and a new pier and marina in 2019, and the council has approved the Dover Fastrack rapid bus system to connect Whitfield with the town centre and Dover Priory station.

Southeastern runs trains from Dover Priory to London Charing Cross, London Victoria and London St Pancras, with High Speed 1 cutting the journey to St Pancras to 55 minutes non-stop, and ferries sail to Calais with DFDS, P&O Ferries and Irish Ferries and to Dunkirk with DFDS. The A2 leads to Canterbury and the A20 to Folkestone and the M20.

Selling quickly in Dover: what to know

Dover District includes part of the former East Kent coalfield, with old colliery sites at Betteshanger, Tilmanstone and Snowdown near Aylesham, so if your home is in one of the nearby villages, the buyer's solicitor may order a coal mining search, and any past mining or subsidence reports will help.

  • Find the deeds for a long-held home. 39% of households in Dover own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
  • Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
  • Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
  • Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Dover: common questions

How much is my house worth in Dover?

The average price in the Dover council area was £276,234 in June 2026 (UK House Price Index). By type, averages were: detached houses £473,000, semi-detached houses £298,000, terraced houses £232,000, flats and maisonettes £144,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.

How quickly can I sell my house in Dover?

Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Will a cash buyer in Dover pay full market value?

Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Dover average of £276,000, every 5% below market value is about £14,000. Compare any offer with an estate agent's valuation before you decide.

Which Dover postcodes can I get offers for?
