How a quick sale works in Caterham
A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Tandridge. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Caterham
Caterham on the Hill is the original settlement, while Caterham Valley, in a dry valley below, is a product of the Victorian age and the railway that arrived in 1856. Caterham Barracks, a Foot Guards depot from 1877, closed in 1995 and became a housing estate of social and private homes, and most of the former St Lawrence's Hospital site has also been redeveloped as housing.
According to the 2021 Census, 76% of households in Tandridge own their home (37% outright and 38% with a mortgage), 13% rent privately and 11% rent from a council or housing association. The most common type of home is detached houses (36% of households), followed by semi-detached houses (28%).
Housebuilder Croudace has its head office in Caterham, and Caterham School, de Stafford School and several supermarkets are large local employers. The town is known as the original home of the Caterham 7 sports car, and the vast majority of Tandridge District is Metropolitan Green Belt, which is there to stop the London built-up area spreading.
Caterham station is the terminus of the Caterham line from Purley, with trains to London Bridge only, and the A22 Caterham Bypass, opened in 1939, carries traffic around the town towards the M25.

Selling quickly in Caterham: what to know
Most of Caterham's listed buildings are in Caterham on the Hill, along Hill Street and Church Hill, and neither parish has a conservation area, so if your home is listed, gather the listed building consents for any past alterations before you sell.
- Find the deeds for a long-held home. 37% of households in Tandridge own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Use the most recent sales as your guide. Average prices in Tandridge are 5.6% lower than a year ago, so sales from a year or two back may overstate what homes fetch today. Compare any offer with the latest sold prices and a current agent's valuation.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Caterham: common questions
How much is my house worth in Caterham?
The average price in Tandridge, the council area that includes Caterham was £475,344 in June 2026 (UK House Price Index). By type, averages were: detached houses £853,000, semi-detached houses £461,000, terraced houses £388,000, flats and maisonettes £243,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Caterham?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Caterham pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Tandridge average of £475,000, every 5% below market value is about £24,000. Compare any offer with an estate agent's valuation before you decide.
