How a quick sale works in Sevenoaks
A quick sale in Sevenoaks works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Sevenoaks. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Sevenoaks
Sevenoaks grew mainly along its main roads, taking in areas such as Riverhead, Greatness, Wildernesse and St John's. The Kippington estate, west of the station, was sold in 1865 and developed through the rest of the 19th century, and it is now a conservation area of large, individually designed houses in substantial plots, including Arts and Crafts houses by WH Baillie Scott from the early 1920s. Across the district, flats of more than two storeys are rare.
According to the 2021 Census, 73% of households in Sevenoaks own their home (38% outright and 35% with a mortgage), 13% rent privately and 13% rent from a council or housing association. The most common type of home is detached houses (33% of households), followed by semi-detached houses (29%).
Much of the skilled local workforce commutes elsewhere, mostly to central London, finance and business services predominate, and the nearby Fort Halstead defence site was formerly a major employer. The town has a wide choice of schools, from the independent Sevenoaks School, founded in 1432, to Trinity School and new grammar school annexes, and Knole Park, a medieval deer park of about 1,000 acres, lies to the south-east.
Southeastern runs trains from Sevenoaks on the South Eastern Main Line to London Charing Cross, Thameslink serves London Blackfriars on the Darent Valley Line, and the A21 bypass takes traffic to junction 5 of the M25.

Selling quickly in Sevenoaks: what to know
The vast majority of Sevenoaks District is Metropolitan Green Belt, where extensions and outbuildings face tighter planning limits, so if you have extended your home or added outbuildings, keep the planning permissions or lawful development certificates ready to show buyers the work was approved.
- Find the deeds for a long-held home. 38% of households in Sevenoaks own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Sevenoaks: common questions
How much is my house worth in Sevenoaks?
The average price in the Sevenoaks council area was £543,081 in June 2026 (UK House Price Index). By type, averages were: detached houses £1,017,000, semi-detached houses £543,000, terraced houses £430,000, flats and maisonettes £283,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Sevenoaks?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Sevenoaks pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Sevenoaks average of £543,000, every 5% below market value is about £27,000. Compare any offer with an estate agent's valuation before you decide.
