How a quick sale works in Dungannon
Selling to a cash buyer lets you skip the chain, the viewings and the wait for a mortgage offer, in return for accepting less than full market value. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Mid Ulster. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In Northern Ireland the process is close to England's: a sale is agreed, solicitors carry out their checks, and it becomes binding once contracts are exchanged. Land is registered with Land and Property Services.

Homes in Dungannon
Dungannon grew up around Castle Hill, seat of the O'Neills, and after their defeat in the 17th century the English founded a plantation town there, whose main streets, such as Ann Street, Irish Street and Scotch Street, keep most of their original buildings. A shortage of council housing led 17 families to squat in prefabricated bungalows at Fairmount Park in protest, and housing was a key issue behind Northern Ireland's first civil rights march, from Coalisland to Dungannon on 24 August 1968.
According to the 2021 Census, 69% of households in Mid Ulster own their home (38% outright and 30% with a mortgage), 22% rent privately and 9% rent from a council or housing association. The most common type of home is detached houses (55% of households), followed by semi-detached houses (27%).
Food processing drives much of the local economy: Moy Park, the poultry producer founded in 1943 in neighbouring Moygashel, is the town's largest employer, and there is an industrial estate at Granville. At the 2021 census 34.85% of residents were born abroad, by far the largest share of any settlement in Northern Ireland, with large East Timorese and Lithuanian communities.
Dungannon lost its railway in 1965 and the nearest station is Portadown, but the M1 motorway runs from the south-east of the town to Belfast, about 40 miles away.

Selling quickly in Dungannon: what to know
If you bought your home from the Northern Ireland Housing Executive under the house sales scheme, check the dates: selling within five years of buying means paying back the full discount, and within ten years you must first give the Housing Executive the option to buy it back.
- Gather the tenancy paperwork if the home is let. Private renting is more common in Mid Ulster (22% of households) than in the typical area we cover. Investors often buy with tenants in place, and they will want the tenancy agreement, deposit protection details and safety certificates. Selling a rental property.
- Find the deeds for a long-held home. 38% of households in Mid Ulster own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Dungannon: common questions
How much is my house worth in Dungannon?
The average price in Mid Ulster, the council area that includes Dungannon was £195,453 in June 2026 (UK House Price Index). Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Dungannon?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Dungannon pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Mid Ulster average of £195,000, every 5% below market value is about £10,000. Compare any offer with an estate agent's valuation before you decide.
