How a quick sale works in Omagh
Selling to a cash buyer lets you skip the chain, the viewings and the wait for a mortgage offer, in return for accepting less than full market value. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Fermanagh and Omagh. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In Northern Ireland the process is close to England's: a sale is agreed, solicitors carry out their checks, and it becomes binding once contracts are exchanged. Land is registered with Land and Property Services.

Homes in Omagh
Omagh was founded as a town in 1610, and after a fire in 1743 left only two houses standing it was rebuilt on a new plan around three principal streets. It became the county town of Tyrone in 1768 and gained railway links to Derry, Enniskillen and Belfast between 1852 and 1861, and in the 1990s the town spread out so far that Killyclogher is now often seen as part of it.
According to the 2021 Census, 69% of households in Fermanagh and Omagh own their home (43% outright and 26% with a mortgage), 22% rent privately and 9% rent from a council or housing association. The most common type of home is detached houses (61% of households), followed by semi-detached houses (22%).
Omagh is the main retail centre for Tyrone and the west of Ulster, and it is home to offices of the Department of Agriculture, Environment and Rural Affairs and the Department for Infrastructure. St Lucia Barracks closed in 2007, and the Ulster American Folk Park near the town, which includes the cottage where Thomas Mellon was born, draws visitors.
The railway through Omagh closed in 1965, so the town relies on roads and Ulsterbus services, with the A5 running north to Strabane and Derry, 34 miles away, while Belfast is 68 miles to the east.

Selling quickly in Omagh: what to know
Omagh sits where the Drumragh and Camowen meet to form the Strule, and it has flooded many times, including in 1987, 1999 and 2007, so check your address on the Department for Infrastructure's Flood Maps NI and have any flood history or insurance details ready for buyers.
- Gather the tenancy paperwork if the home is let. Private renting is more common in Fermanagh and Omagh (22% of households) than in the typical area we cover. Investors often buy with tenants in place, and they will want the tenancy agreement, deposit protection details and safety certificates. Selling a rental property.
- Find the deeds for a long-held home. 43% of households in Fermanagh and Omagh own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Omagh: common questions
How much is my house worth in Omagh?
The average price in the Fermanagh and Omagh council area was £201,732 in June 2026 (UK House Price Index). Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Omagh?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Omagh pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Fermanagh and Omagh average of £202,000, every 5% below market value is about £10,000. Compare any offer with an estate agent's valuation before you decide.
