How a quick sale works in Derry

A quick sale in Derry works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.

  1. Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
  2. We match you with buyers who buy in Derry City and Strabane. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
  3. A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
  4. You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

In Northern Ireland the process is close to England's: a sale is agreed, solicitors carry out their checks, and it becomes binding once contracts are exchanged. Land is registered with Land and Property Services.

Homes in Derry

Derry's walled city, begun in 1613 as the first planned city in Ireland, sits on a hill on the west bank of the River Foyle, and many Georgian houses survive from its 18th century rebuilding. The modern city now reaches well beyond the walls to the north and west on the Cityside, and across the river to the Waterside, with steep hills shaping streets on both banks. Beyond the city, the council area is largely rural, taking in Strabane, Sion Mills and villages such as Eglinton.

According to the 2021 Census, 57% of households in Derry City and Strabane own their home (30% outright and 27% with a mortgage), 20% rent privately and 23% rent from a council or housing association. The most common type of home is semi-detached houses (32% of households), followed by detached houses (32%).

Selling quickly in Derry: what to know

Make clear which side of the Foyle you are on, Cityside or Waterside, and your usual route to the centre over the Craigavon, Foyle or Peace bridges. It also helps to instruct a local solicitor early, so the title deeds and other paperwork are ready when a buyer is found.

  • Gather the tenancy paperwork if the home is let. Private renting is more common in Derry City and Strabane (20% of households) than in the typical area we cover. Investors often buy with tenants in place, and they will want the tenancy agreement, deposit protection details and safety certificates. Selling a rental property.
  • Bought under Right to Buy? If you bought from the council or a housing association in the last few years, check whether a discount would have to be repaid or the landlord offered first refusal before you accept an offer. Selling an ex-council home.
  • Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
  • Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
  • Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Derry: common questions

How much is my house worth in Derry?

The average price in the Derry City and Strabane council area was £189,474 in June 2026 (UK House Price Index). Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.

How quickly can I sell my house in Derry?

Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Will a cash buyer in Derry pay full market value?

Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Derry City and Strabane average of £189,000, every 5% below market value is about £9,500. Compare any offer with an estate agent's valuation before you decide.

Which Derry postcodes can I get offers for?

You can send details for any home in Derry City and Strabane, including BT47, BT48, BT78, BT79, BT81, BT82 postcode districts. We only pass your details to buyers on our panel who cover your postcode, and only with your consent.

Is selling a house in Northern Ireland different?

The process is closer to England and Wales than to Scotland: a sale is agreed, solicitors carry out checks, and the sale is binding once contracts are signed and exchanged. Property is registered with Land and Property Services rather than HM Land Registry.
