How a quick sale works in East Dunbartonshire
Selling to a cash buyer lets you skip the chain, the viewings and the wait for a mortgage offer, in return for accepting less than full market value. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in East Dunbartonshire. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Scotland has its own system. A sale becomes binding once missives (the exchange of formal letters between solicitors) are concluded, and most homes need a Home Report before they are put on the market. Read our guide to selling a house in Scotland for the details. See selling a house in Scotland.

Homes in East Dunbartonshire
The railway to Milngavie opened in 1863 and led to many large Victorian houses being built in what is now the Old Bearsden Conservation Area, and most of Bearsden's homes are detached or semi-detached. Lenzie grew as a commuter village on the Glasgow to Edinburgh line, with Victorian and Edwardian villas, a few terraces and 1920s and 1930s bungalows, followed from the 1950s by council and private housing at Gallowhill, Millersneuk and Claddens.
According to Scotland's Census 2022, 83% of households in East Dunbartonshire own their home (46% outright and 37% with a mortgage), 7% rent privately and 11% rent from a council or housing association. The most common type of home is semi-detached houses (34% of households), followed by detached houses (33%).
East Dunbartonshire takes in many of Glasgow's northern suburbs and commuter towns and villages, and in 2007 it was voted the best place in Britain to raise a family. Kirkintilloch grew as an inland port on the Forth and Clyde Canal, built in 1773, its foundries made red post boxes and phone boxes, and since 2012 the council has been based there, beside the canal.
Milngavie, Bearsden, Bishopbriggs and Lenzie have railway stations, with Lenzie on the line between Glasgow and Edinburgh, while Kirkintilloch has no station of its own and relies on Lenzie nearby.

Selling quickly in East Dunbartonshire: what to know
The Antonine Wall, part of a World Heritage Site since 2008, runs through Bearsden and Kirkintilloch, and a buffer zone protects its setting. If your home is near its line, keep the planning papers for any past extensions ready, as buyers planning work of their own may ask about the extra protection.
- Ask about the Home Report early. Most homes marketed in Scotland need one, and it includes a surveyor's valuation that gives you a benchmark for any offer. Your solicitor will also explain how missives work, because that is when the sale becomes binding. Selling a house in Scotland.
- Find the deeds for a long-held home. 46% of households in East Dunbartonshire own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in East Dunbartonshire: common questions
How much is my house worth in East Dunbartonshire?
The average price in the East Dunbartonshire council area was £268,922 in June 2026 (UK House Price Index). By type, averages were: detached houses £532,000, semi-detached houses £302,000, terraced houses £221,000, flats and maisonettes £155,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in East Dunbartonshire?
Completion can be possible in as little as 7 days in some cases, once missives are concluded with a cash buyer who has funds ready. Scotland has its own process, including a Home Report for most homes that are put on the market, so ask your solicitor early what your sale will need. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in East Dunbartonshire pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the East Dunbartonshire average of £269,000, every 5% below market value is about £13,500. Compare any offer with an estate agent's valuation before you decide.
