How a quick sale works in East Kilbride
Selling to a cash buyer lets you skip the chain, the viewings and the wait for a mortgage offer, in return for accepting less than full market value. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in South Lanarkshire. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Scotland has its own system. A sale becomes binding once missives (the exchange of formal letters between solicitors) are concluded, and most homes need a Home Report before they are put on the market. Read our guide to selling a house in Scotland for the details. See selling a house in Scotland.

Homes in East Kilbride
East Kilbride was designated Scotland's first new town on 6 May 1947, and the original village survives immediately north of the modern town centre. The town was planned as residential precincts, each with its own local shops, primary schools and community facilities and a variety of housing types, beginning with Calderwood, Greenhills, The Murray, St Leonards and Westwood. Later neighbourhoods include Stewartfield, Lindsayfield, Gardenhall and Mossneuk, and more recently Jackton.

The town centre is taken up by East Kilbride Shopping Centre, six linked malls built between 1972 and 2016, and industrial estates were placed on the outskirts at Nerston, College Milton and Kelvin. The Foreign, Commonwealth and Development Office has offices in the western Hairmyres area. South Lanarkshire runs from the burghs of Rutherglen and Cambuslang to market towns such as Lanark, Strathaven and Carluke.
Electric trains began running between East Kilbride and Glasgow in December 2025 after an upgrade that included new stations at East Kilbride and Hairmyres, and the town, about 8 miles south-east of Glasgow, is linked to Newton Mearns and the M77 by the Glasgow Southern Orbital road.

Selling quickly in East Kilbride: what to know
If you are within reach of the new Hairmyres or East Kilbride stations, mention it in your description. Once you accept an offer, your solicitor and the buyer's solicitor exchange missives, and the sale becomes binding when the concluding missive is agreed.
- Ask about the Home Report early. Most homes marketed in Scotland need one, and it includes a surveyor's valuation that gives you a benchmark for any offer. Your solicitor will also explain how missives work, because that is when the sale becomes binding. Selling a house in Scotland.
- Check your lease if you are selling a flat. Flats make up 27% of homes in South Lanarkshire. If yours is leasehold, find out how many years are left and ask the managing agent for the leasehold information pack early, as it is often what holds a quick sale up. Selling a flat with a short lease.
- Find the deeds for a long-held home. 35% of households in South Lanarkshire own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in East Kilbride: common questions
How much is my house worth in East Kilbride?
The average price in South Lanarkshire, the council area that includes East Kilbride was £186,771 in June 2026 (UK House Price Index). By type, averages were: detached houses £388,000, semi-detached houses £225,000, terraced houses £164,000, flats and maisonettes £105,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in East Kilbride?
Completion can be possible in as little as 7 days in some cases, once missives are concluded with a cash buyer who has funds ready. Scotland has its own process, including a Home Report for most homes that are put on the market, so ask your solicitor early what your sale will need. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in East Kilbride pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the South Lanarkshire average of £187,000, every 5% below market value is about £9,500.
