How a quick sale works in Eastbourne
A quick sale in Eastbourne works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Eastbourne. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Eastbourne
Much of central Eastbourne follows the street plan Henry Currey drew up for the 7th Duke of Devonshire from 1859, and its architecture remains typically Victorian, with the seafront lined almost entirely by Victorian hotels. After the Second World War the town grew outwards, with the Old Town spreading up the hillside and new housing estates at Hampden Park, Willingdon Trees and Langney. Some larger older buildings were later replaced by blocks of flats.
According to the 2021 Census, 60% of households in Eastbourne own their home (36% outright and 25% with a mortgage), 27% rent privately and 13% rent from a council or housing association. The most common type of home is flats (38% of households), followed by terraced houses (24%).
Sovereign Harbour, Britain's largest composite marina, has added more than 3,000 new homes, including flats, on the eastern side of the town. The town has long had retirement communities, but the average age has fallen as students, young families and people commuting to London and Brighton have moved in, giving the town a broader mix of households.
Eastbourne station has Southern services to London Victoria, Gatwick Airport, Brighton, Hastings and Ashford International, and the A22 and A27 are the main roads, though there is no direct dual-carriageway link to the motorway network.

Selling quickly in Eastbourne: what to know
Eastbourne offers everything from Victorian streets near the centre to newer homes at Sovereign Harbour and Langney, so describe what sets your home apart, such as original features or parking. If you are selling a leasehold flat, ask your managing agent for the leasehold information pack early, as it can take time to arrive.
- Check your lease if you are selling a flat. Flats make up 38% of homes in Eastbourne. If yours is leasehold, find out how many years are left and ask the managing agent for the leasehold information pack early, as it is often what holds a quick sale up. Selling a flat with a short lease.
- Gather the tenancy paperwork if the home is let. Private renting is more common in Eastbourne (27% of households) than in the typical area we cover. Investors often buy with tenants in place, and they will want the tenancy agreement, deposit protection details and safety certificates. Selling a rental property.
- Find the deeds for a long-held home. 36% of households in Eastbourne own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Use the most recent sales as your guide. Average prices in Eastbourne are 3.7% lower than a year ago, so sales from a year or two back may overstate what homes fetch today. Compare any offer with the latest sold prices and a current agent's valuation.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Eastbourne: common questions
How much is my house worth in Eastbourne?
The average price in the Eastbourne council area was £251,811 in June 2026 (UK House Price Index). By type, averages were: detached houses £511,000, semi-detached houses £350,000, terraced houses £279,000, flats and maisonettes £174,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Eastbourne?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Eastbourne pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Eastbourne average of £252,000, every 5% below market value is about £12,500. Compare any offer with an estate agent's valuation before you decide.
