How a quick sale works in Hastings
A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Hastings. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Hastings
The Old Town sits in a sheltered valley between the East and West Hills, while Pelham Crescent and Wellington Square were built after the Napoleonic Wars, when the town became a fashionable resort. From Victorian times the town spread west and north, taking in Clive Vale and the former villages of Ore, Silverhill and Hollington. St Leonards-on-Sea began in the early 19th century as James and Decimus Burton's planned new town, with tall seafront houses along Marina and villas set around its central gardens.
According to the 2021 Census, 57% of households in Hastings own their home (31% outright and 26% with a mortgage), 29% rent privately and 14% rent from a council or housing association. The most common type of home is flats (36% of households), followed by terraced houses (23%).
Hastings has little room for large-scale new housing inside its boundary, and the surrounding land lies in Rother district, which limits new-build supply in the town. Regeneration since 2002 has brought the University of Brighton in Hastings, a Sussex Coast College campus and the Priory Quarter offices, and most local jobs are in health, public services, retail and education.
The Hastings Line runs to London Charing Cross via Battle and Tunbridge Wells, with further lines to Brighton and to Ashford, and the A21 is the main road to London.

Selling quickly in Hastings: what to know
With so many older homes in the Old Town and St Leonards, having any past survey reports, guarantees and records of repairs ready can help a buyer's checks move faster. For buyers commuting to London, it also helps to state your nearest station, whether West St Leonards, St Leonards Warrior Square, Hastings or Ore.
- Check your lease if you are selling a flat. Flats make up 36% of homes in Hastings. If yours is leasehold, find out how many years are left and ask the managing agent for the leasehold information pack early, as it is often what holds a quick sale up. Selling a flat with a short lease.
- Gather the tenancy paperwork if the home is let. Private renting is more common in Hastings (29% of households) than in the typical area we cover. Investors often buy with tenants in place, and they will want the tenancy agreement, deposit protection details and safety certificates. Selling a rental property.
- Use the most recent sales as your guide. Average prices in Hastings are 4.6% lower than a year ago, so sales from a year or two back may overstate what homes fetch today. Compare any offer with the latest sold prices and a current agent's valuation.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Hastings: common questions
How much is my house worth in Hastings?
The average price in the Hastings council area was £236,966 in June 2026 (UK House Price Index). By type, averages were: detached houses £474,000, semi-detached houses £324,000, terraced houses £254,000, flats and maisonettes £141,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Hastings?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Hastings pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Hastings average of £237,000, every 5% below market value is about £12,000. Compare any offer with an estate agent's valuation before you decide.
