How a quick sale works in Ely
Selling to a cash buyer lets you skip the chain, the viewings and the wait for a mortgage offer, in return for accepting less than full market value. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in East Cambridgeshire. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Ely
Ely is built on a 23 square mile island of Kimmeridge Clay, the highest land in the Fens, and it stopped being an island only when the Fens were drained in the 17th century. The parish grew from 11,291 people in 1991 to 20,574 in 2021, and the Ely Masterplan of 2010 set out 3,000 homes at North Ely, where outline permission was granted in June 2015 for up to 800 homes at Highflyer Farm and 1,200 between Lynn Road and the A10.
According to the 2021 Census, 70% of households in East Cambridgeshire own their home (36% outright and 33% with a mortgage), 17% rent privately and 14% rent from a council or housing association. The most common type of home is detached houses (42% of households), followed by semi-detached houses (32%).
The cathedral, whose octagon was rebuilt between 1322 and 1328 and has been called one of the wonders of the medieval world, and Oliver Cromwell's House are the city's best known sights. East Cambridgeshire District Council is based at The Grange on Nutholt Lane, and the district also takes in the towns of Littleport and Soham and a large area of fenland villages.
Ely station on the Fen Line is a major rail hub, with lines north to King's Lynn, north-west to Peterborough, east to Norwich, south-east to Ipswich and south to Cambridge and London, and a southern bypass linking the A142 Stuntney Causeway with Angel Drove opened in 2018.

Selling quickly in Ely: what to know
The drained fens around Ely are looked after by internal drainage boards, whose byelaws require consent before building a structure or planting trees within 9 metres of a board drain. If your home backs onto a drain, have any consents for sheds, fences or extensions near it ready for your buyer.
- Find the deeds for a long-held home. 36% of households in East Cambridgeshire own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Ely: common questions
How much is my house worth in Ely?
The average price in East Cambridgeshire, the council area that includes Ely was £344,211 in June 2026 (UK House Price Index). By type, averages were: detached houses £491,000, semi-detached houses £328,000, terraced houses £274,000, flats and maisonettes £170,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Ely?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Ely pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the East Cambridgeshire average of £344,000, every 5% below market value is about £17,000. Compare any offer with an estate agent's valuation before you decide.
