How a quick sale works in Huntingdon
Selling to a cash buyer lets you skip the chain, the viewings and the wait for a mortgage offer, in return for accepting less than full market value. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Huntingdonshire. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Huntingdon
Huntingdon received its town charter from King John in 1205 and was the county town of Huntingdonshire, prospering as a crossing of the River Great Ouse, a market town and, in the 18th and 19th centuries, a coaching centre. It keeps a well-preserved medieval bridge, and Oliver Cromwell was born in the town in 1599. Today it takes in the village of Hartford to the east and the developing areas of Oxmoor, Stukeley Meadows and Hinchingbrooke to the north and west.
According to the 2021 Census, 70% of households in Huntingdonshire own their home (36% outright and 34% with a mortgage), 17% rent privately and 13% rent from a council or housing association. The most common type of home is detached houses (40% of households), followed by semi-detached houses (30%).
North-west of the town, Alconbury Weald is a new settlement on the former RAF Alconbury with permission for up to 5,000 homes; its first residents moved in during 2016 and Cambridgeshire County Council moved its headquarters to New Shire Hall there in 2021. Hinchingbrooke Business Park has offices and warehouses, and St Neots and St Ives are the district's other large towns.
Huntingdon station is on the East Coast Main Line, with trains to London King's Cross taking just over an hour, and a new 12 mile A14 bypass south of the town opened in May 2020, after which the old A14 viaduct over the railway in Huntingdon was removed.

Selling quickly in Huntingdon: what to know
Portholme Meadow, between Huntingdon, Godmanchester and Brampton, acts as a natural reservoir when the Great Ouse floods, so if your home is near the river, have any flood history and insurance details ready and check your address on the GOV.UK long term flood risk service.
- Find the deeds for a long-held home. 36% of households in Huntingdonshire own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Huntingdon: common questions
How much is my house worth in Huntingdon?
The average price in the Huntingdonshire council area was £306,387 in June 2026 (UK House Price Index). By type, averages were: detached houses £481,000, semi-detached houses £303,000, terraced houses £239,000, flats and maisonettes £148,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Huntingdon?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Huntingdon pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Huntingdonshire average of £306,000, every 5% below market value is about £15,500. Compare any offer with an estate agent's valuation before you decide.
