How a quick sale works in Fleet
Selling to a cash buyer lets you skip the chain, the viewings and the wait for a mortgage offer, in return for accepting less than full market value. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Hart. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Fleet
Fleet grew after the railway opened in 1840, when gentry and retired army officers settled the area known locally as the Blue Triangle, and from 1882 land to the south-east was laid out in a grid. Later growth brought Ancells Farm, Zebon Copse and Elvetham Heath, completed in 2008, and newer neighbourhoods include Crookham Park on the former Queen Elizabeth Barracks, Edenbrook, and Hartland Village on the former Pyestock site.
According to the 2021 Census, 78% of households in Hart own their home (37% outright and 40% with a mortgage), 14% rent privately and 9% rent from a council or housing association. The most common type of home is detached houses (43% of households), followed by semi-detached houses (26%).
Once mainly a commuter town for London, Fleet now has several business parks, mainly occupied by information technology companies, and it is the largest town in Hart. Hart was ranked the least deprived district in England in the 2015 and 2019 indices of deprivation, and military training land east of the town separates it from Aldershot and Farnborough.
Fleet station is on the South West Main Line, with South Western Railway trains taking about 50 minutes to London Waterloo, or around 40 minutes on express services, and junction 4A of the M3 is reached via the A327.

Selling quickly in Fleet: what to know
Fleet's school catchment areas follow particular roads and can change, as when Hareshill moved into the Tavistock Infant and All Saints Junior catchment after a 2021 proposal, so check the current catchment for your street and mention it in your listing.
- Find the deeds for a long-held home. 37% of households in Hart own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Fleet: common questions
How much is my house worth in Fleet?
The average price in Hart, the council area that includes Fleet was £479,978 in June 2026 (UK House Price Index). By type, averages were: detached houses £788,000, semi-detached houses £481,000, terraced houses £383,000, flats and maisonettes £240,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Fleet?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Fleet pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Hart average of £480,000, every 5% below market value is about £24,000. Compare any offer with an estate agent's valuation before you decide.
