How a quick sale works in Horsham
A quick sale in Horsham works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Horsham. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Horsham
Horsham is a market town on the upper River Arun at the edge of the Weald, and the Causeway still has houses from the 17th to early 19th centuries lined with old plane trees. East of the centre, New Town grew rapidly in the early Victorian era; the Needles estate was laid out from about 1955 with private and council-built houses and bungalows, and Holbrook and North Heath were largely built in the late 20th century.
According to the 2021 Census, 74% of households in Horsham own their home (39% outright and 35% with a mortgage), 15% rent privately and 12% rent from a council or housing association. The most common type of home is detached houses (37% of households), followed by semi-detached houses (27%).
RSA Insurance Group has its registered office in Horsham, and Novartis was a major employer until 2015, with its former plant scheduled for redevelopment. North of the A264, the Mowbray development is bringing 2,750 homes with shops, parks and a campus for Bohunt Horsham School. The wider district reaches into the South Downs National Park and the High Weald and includes Steyning, Southwater and Billingshurst.
Horsham station is on the Arun Valley line, with Southern trains to London Victoria via Crawley and Gatwick and Thameslink services to Peterborough, the A24 and A264 meet at the town, and Gatwick Airport is about 12 miles away.

Selling quickly in Horsham: what to know
Say whether you are within walking distance of the Carfax and the station or in an outer neighbourhood such as Roffey, Holbrook or Mowbray, and how quickly you can reach the A264 towards Crawley and the M23.
- Find the deeds for a long-held home. 39% of households in Horsham own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Use the most recent sales as your guide. Average prices in Horsham are 0.2% lower than a year ago, so sales from a year or two back may overstate what homes fetch today. Compare any offer with the latest sold prices and a current agent's valuation.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Horsham: common questions
How much is my house worth in Horsham?
The average price in the Horsham council area was £436,940 in June 2026 (UK House Price Index). By type, averages were: detached houses £756,000, semi-detached houses £457,000, terraced houses £368,000, flats and maisonettes £215,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Horsham?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Horsham pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Horsham average of £437,000, every 5% below market value is about £22,000. Compare any offer with an estate agent's valuation before you decide.
