How a quick sale works in Shoreham-by-Sea
A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Adur. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Shoreham-by-Sea
The town centre still follows a grid laid out in the early 12th century, when St Mary de Haura Church was built, and Shoreham grew as a Victorian port after the railway arrived in 1840. On Shoreham Beach, the converted railway carriages of Bungalow Town were largely cleared in the Second World War and replaced by modern houses, houseboats made from old barges and other vessels line the Adur mudflats, and the Western Harbour Arm is allocated for at least 1,100 new homes.
According to the 2021 Census, 73% of households in Adur own their home (40% outright and 33% with a mortgage), 15% rent privately and 12% rent from a council or housing association. The most common type of home is semi-detached houses (38% of households), followed by flats (22%).
Shoreham Harbour remains in commercial operation, and a joint area action plan adopted by three local authorities in October 2019 guides the regeneration of the harbour area. Shoreham Airport, also known as Brighton City Airport, is described as the UK's oldest licensed airport still in operation, and the South Downs rise to the north of the town.
Shoreham-by-Sea station is on the West Coastway Line, the A27 bypass runs through a tunnel under Southwick Hill, and the Adur Ferry Bridge, opened in 2013, links the town with Shoreham Beach.

Selling quickly in Shoreham-by-Sea: what to know
Much of Shoreham's newest housing is being built at higher densities along the Western Harbour Arm, so if you are selling a flat there or elsewhere in the town, gather your lease, recent service charge accounts and managing agent's details early, as the buyer's solicitor will ask for them.
- Find the deeds for a long-held home. 40% of households in Adur own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Shoreham-by-Sea: common questions
How much is my house worth in Shoreham-by-Sea?
The average price in Adur, the council area that includes Shoreham-by-Sea was £380,031 in June 2026 (UK House Price Index). By type, averages were: detached houses £639,000, semi-detached houses £446,000, terraced houses £367,000, flats and maisonettes £215,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Shoreham-by-Sea?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Shoreham-by-Sea pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Adur average of £380,000, every 5% below market value is about £19,000. Compare any offer with an estate agent's valuation before you decide.
