How a quick sale works in Aberdeen

A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.

  1. Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
  2. We match you with buyers who buy in Aberdeen City. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
  3. A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
  4. You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Scotland has its own system. A sale becomes binding once missives (the exchange of formal letters between solicitors) are concluded, and most homes need a Home Report before they are put on the market. Read our guide to selling a house in Scotland for the details. See selling a house in Scotland.

Homes in Aberdeen

From the mid-18th to the mid-20th century Aberdeen built in locally quarried grey granite, much of it from Rubislaw quarry, which supplied the stone for the Victorian parts of the city and earned it the name Granite City. Flats are the most common type of home, followed by semi-detached houses. The city grew outwards in 1891 by absorbing Old Aberdeen, Woodside and Torry, on the south bank of the Dee, and today's council area stretches to Dyce, Bridge of Don and Cove Bay.

According to Scotland's Census 2022, 57% of households in Aberdeen City own their home (29% outright and 28% with a mortgage), 21% rent privately and 22% rent from a council or housing association. The most common type of home is flats (50% of households), followed by semi-detached houses (21%).

Since North Sea oil was discovered in 1969 Aberdeen has been known as the offshore oil capital of Europe, and as North Sea reserves decline the city is working to transfer that expertise into renewable energy and other industries. The University of Aberdeen in Old Aberdeen and Robert Gordon University give the city a student share of around 11.5%, well above the national average.

Aberdeen station has ScotRail trains to Edinburgh, Glasgow and Inverness, LNER services to London King's Cross and the Caledonian Sleeper to London Euston, the Aberdeen Western Peripheral Route bypass was completed in 2019, and the airport is at Dyce in the north of the city.

Selling quickly in Aberdeen: what to know

In Scotland the first step in selling is normally a Home Report, which includes a single survey and energy report prepared by a chartered surveyor, and the deal is concluded through missives, so instructing a solicitor early helps keep a quick sale on track.

  • Ask about the Home Report early. Most homes marketed in Scotland need one, and it includes a surveyor's valuation that gives you a benchmark for any offer. Your solicitor will also explain how missives work, because that is when the sale becomes binding. Selling a house in Scotland.
  • Check your lease if you are selling a flat. Flats make up 50% of homes in Aberdeen City. If yours is leasehold, find out how many years are left and ask the managing agent for the leasehold information pack early, as it is often what holds a quick sale up. Selling a flat with a short lease.
  • Gather the tenancy paperwork if the home is let. Private renting is more common in Aberdeen City (21% of households) than in the typical area we cover. Investors often buy with tenants in place, and they will want the tenancy agreement, deposit protection details and safety certificates. Selling a rental property.
  • Bought under Right to Buy? If you bought from the council or a housing association in the last few years, check whether a discount would have to be repaid or the landlord offered first refusal before you accept an offer. Selling an ex-council home.
  • Use the most recent sales as your guide. Average prices in Aberdeen City are 7.0% lower than a year ago, so sales from a year or two back may overstate what homes fetch today. Compare any offer with the latest sold prices and a current agent's valuation.
  • Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
  • Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
  • Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Aberdeen: common questions

How much is my house worth in Aberdeen?

The average price in the Aberdeen City council area was £131,855 in June 2026 (UK House Price Index). By type, averages were: detached houses £306,000, semi-detached houses £182,000, terraced houses £146,000, flats and maisonettes £94,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.

How quickly can I sell my house in Aberdeen?

Completion can be possible in as little as 7 days in some cases, once missives are concluded with a cash buyer who has funds ready. Scotland has its own process, including a Home Report for most homes that are put on the market, so ask your solicitor early what your sale will need. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Will a cash buyer in Aberdeen pay full market value?

Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Aberdeen City average of £132,000, every 5% below market value is about £6,500. Compare any offer with an estate agent's valuation before you decide.

Which Aberdeen postcodes can I get offers for?

You can send details for any home in Aberdeen City, including AB10, AB11, AB12, AB13, AB14, AB15, AB16, AB21 and surrounding postcode districts. We only pass your details to buyers on our panel who cover your postcode, and only with your consent.
