How a quick sale works in Aberdeenshire
A quick sale in Aberdeenshire works the same way as anywhere else: a buyer with cash ready, your own solicitor, and a price that reflects the speed. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Aberdeenshire. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Scotland has its own system. A sale becomes binding once missives (the exchange of formal letters between solicitors) are concluded, and most homes need a Home Report before they are put on the market. Read our guide to selling a house in Scotland for the details. See selling a house in Scotland.

Homes in Aberdeenshire
In Peterhead, fishermen settled in Roanheads, laid out in its present form by 1771, and streets such as North Street are lined with 19th century two-storey red granite houses. Westhill was created on old farmland as a new settlement, with its first houses built in 1968, and Stonehaven has grown rapidly since the Aberdeen oil boom, with four new estates added to the town.
According to Scotland's Census 2022, 74% of households in Aberdeenshire own their home (40% outright and 34% with a mortgage), 11% rent privately and 15% rent from a council or housing association. The most common type of home is detached houses (49% of households), followed by semi-detached houses (29%).
Aberdeenshire is Scotland's foremost fishing area, and a 2019 survey found Peterhead to be the UK's busiest fishing port for total landings by UK vessels. Energy is also central: Peterhead became a major oil service centre in the 1970s and Westhill is a world centre for subsea engineering. Many people commute into Aberdeen, especially from Westhill, and farming, whisky distilling and tourism also matter.
Stonehaven has been on the railway to Dundee since 1849 and Inverurie is on the Aberdeen to Inverness line and the A96, but Peterhead lost its passenger trains in 1965 and relies on the A90, which also bypasses Stonehaven.

Selling quickly in Aberdeenshire: what to know
Since 1 April 2024 Aberdeenshire Council has charged 200% council tax on homes classed as second homes, so if you are selling a holiday or second home, check how it is classed and budget for the higher bill while it is on the market. A property run as a short-term let may pay business rates instead.
- Ask about the Home Report early. Most homes marketed in Scotland need one, and it includes a surveyor's valuation that gives you a benchmark for any offer. Your solicitor will also explain how missives work, because that is when the sale becomes binding. Selling a house in Scotland.
- Find the deeds for a long-held home. 40% of households in Aberdeenshire own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Use the most recent sales as your guide. Average prices in Aberdeenshire are 2.2% lower than a year ago, so sales from a year or two back may overstate what homes fetch today. Compare any offer with the latest sold prices and a current agent's valuation.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Aberdeenshire: common questions
How much is my house worth in Aberdeenshire?
The average price in the Aberdeenshire council area was £197,863 in June 2026 (UK House Price Index). By type, averages were: detached houses £292,000, semi-detached houses £176,000, terraced houses £145,000, flats and maisonettes £99,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Aberdeenshire?
Completion can be possible in as little as 7 days in some cases, once missives are concluded with a cash buyer who has funds ready. Scotland has its own process, including a Home Report for most homes that are put on the market, so ask your solicitor early what your sale will need. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Aberdeenshire pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Aberdeenshire average of £198,000, every 5% below market value is about £10,000. Compare any offer with an estate agent's valuation before you decide.
