How a quick sale works in Alton
A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in East Hampshire. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Alton
Alton grew as a market and brewing town near the source of the River Wey, with large breweries in Turk Street from the 1800s. Recent growth includes 529 homes given outline planning permission in July 2015 at Borovere Farm and Lord Mayor Treloar, and the former Municipal Ground, sold in 2015, is now houses and apartment blocks at Goswell Square, while Holybourne, on the eastern edge, keeps a village conservation area with listed buildings.
According to the 2021 Census, 74% of households in East Hampshire own their home (40% outright and 34% with a mortgage), 13% rent privately and 13% rent from a council or housing association. The most common type of home is detached houses (42% of households), followed by semi-detached houses (26%).
Financial services are among Alton's largest commercial employers, and more than a hundred businesses work from its four industrial areas at Mill Lane, Newman Lane, Caker Stream and Omega Park. Brewing, which shaped the town for centuries, ended when the Coors brewery closed in 2015, and visitors come for the Watercress Line and Jane Austen's links with Alton and nearby Chawton.
South Western Railway runs trains from Alton, at the end of the Alton line, to London Waterloo, the heritage Watercress Line runs to New Alresford, and the A31 links the town with Farnham and Winchester.

Selling quickly in Alton: what to know
Alton has its own neighbourhood plan, first made in 2016 with a modified version made in November 2021, which allocates sites for new homes and sets local planning policies, so if your home has room to extend or land a buyer may want to build on, check its policies alongside East Hampshire's local plan.
- Find the deeds for a long-held home. 40% of households in East Hampshire own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Alton: common questions
How much is my house worth in Alton?
The average price in East Hampshire, the council area that includes Alton was £446,392 in June 2026 (UK House Price Index). By type, averages were: detached houses £714,000, semi-detached houses £436,000, terraced houses £337,000, flats and maisonettes £203,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Alton?
Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Alton pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the East Hampshire average of £446,000, every 5% below market value is about £22,500. Compare any offer with an estate agent's valuation before you decide.
