Egham's housing grew gradually and was boosted by the railway in the 1850s, spreading over what was mostly flat former floodplain below the hills to the west, while Englefield Green grew from a hamlet in the 19th century when Crown Estate land was sold. In Egham Hythe, a third of households rented from the council in 2011, and the Magna Square scheme in the town centre was planned with apartments, affordable homes for rent and student accommodation.

Royal Holloway, University of London, is just west of the town at Englefield Green, and employers include the European headquarters of Enterprise Holdings, Belron, the parent company of Autoglass, and Spectris. Runnymede is a prosperous part of the London commuter belt, and exceptional winter rain has at times flooded Runnymede meadow and parts of Egham Hythe, as in the winter storms of 2013 to 2014.
