How a quick sale works in Greenock
A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Inverclyde. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Scotland has its own system. A sale becomes binding once missives (the exchange of formal letters between solicitors) are concluded, and most homes need a Home Report before they are put on the market. Read our guide to selling a house in Scotland for the details. See selling a house in Scotland.

Homes in Greenock
Greenock's West End is laid out on a grid of streets referred to as blocks, unlike the irregular streets elsewhere in the town, and is one of Inverclyde's eight conservation areas, with three-storey tenements on streets such as Brisbane Street. Larkfield is a council estate that includes semi-detached homes and new-build and refurbished council stock, and the former Kingston shipyard has been redeveloped for housing.
According to Scotland's Census 2022, 63% of households in Inverclyde own their home (36% outright and 27% with a mortgage), 12% rent privately and 25% rent from a council or housing association. The most common type of home is flats (43% of households), followed by semi-detached houses (24%).
Shipbuilding, founded here in 1711, and sugar refining, which ended when Tate & Lyle closed its refinery in 1997, once drove the town, and the decline of heavy industry in the 1970s and 1980s brought high unemployment. The population fell from 44,248 in 2011 to 42,870 in 2022, but a new cruise ship visitor centre at Ocean Terminal opened in August 2023, with more than 100 cruise ships a year expected.
Greenock has eight railway stations, from Bogston to Branchton, with trains to Glasgow, Gourock and Wemyss Bay, and it sits at the end of the M8 and A8.

Selling quickly in Greenock: what to know
If you are selling a tenement flat, check your title deeds for how shared repairs to the roof and stair are split, since the Tenement Management Scheme only fills the gaps where deeds are silent or unclear, and gather details of any common repairs agreed or planned.
- Ask about the Home Report early. Most homes marketed in Scotland need one, and it includes a surveyor's valuation that gives you a benchmark for any offer. Your solicitor will also explain how missives work, because that is when the sale becomes binding. Selling a house in Scotland.
- Check your lease if you are selling a flat. Flats make up 43% of homes in Inverclyde. If yours is leasehold, find out how many years are left and ask the managing agent for the leasehold information pack early, as it is often what holds a quick sale up. Selling a flat with a short lease.
- Bought under Right to Buy? If you bought from the council or a housing association in the last few years, check whether a discount would have to be repaid or the landlord offered first refusal before you accept an offer. Selling an ex-council home.
- Find the deeds for a long-held home. 36% of households in Inverclyde own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
- Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
- Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Greenock: common questions
How much is my house worth in Greenock?
The average price in Inverclyde, the council area that includes Greenock was £109,131 in June 2026 (UK House Price Index). By type, averages were: detached houses £309,000, semi-detached houses £153,000, terraced houses £124,000, flats and maisonettes £83,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Greenock?
Completion can be possible in as little as 7 days in some cases, once missives are concluded with a cash buyer who has funds ready. Scotland has its own process, including a Home Report for most homes that are put on the market, so ask your solicitor early what your sale will need. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Greenock pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Inverclyde average of £109,000, every 5% below market value is about £5,500. Compare any offer with an estate agent's valuation before you decide.
