How a quick sale works in Bexley

A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.

  1. Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
  2. We match you with buyers who buy in Bexley. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
  3. A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
  4. You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

In England, a sale becomes legally binding when contracts are exchanged. Until then either side can pull out, which is why a buyer with funds ready and a quick-acting solicitor matters so much.

Homes in Bexley

Much of Bexley is suburbia that followed the railways: Albany Park and Barnehurst take their names from railway-era developments, and Blackfen, Lamorbey and part of Falconwood were built when large estates and farmland were broken up for suburban housing. Bexleyheath grew as a suburb after the Bexleyheath Line was championed in the 1880s, and its best-known house is Red House, designed by Philip Webb for William Morris in 1859. In the north, Thamesmead was built by the Greater London Council from the late 1960s on the former Erith Marshes, first in concrete medium-rise and 12-storey blocks, later in more traditional brick.

According to the 2021 Census, 70% of households in Bexley own their home (33% outright and 37% with a mortgage), 15% rent privately and 15% rent from a council or housing association. The most common type of home is semi-detached houses (44% of households), followed by flats (25%).

Bexley has no Underground, Overground, DLR or tram stations, but since 2022 the Elizabeth line has terminated at Abbey Wood, whose station entrance is in the borough. Thamesmead, which straddles Bexley and Greenwich, has been managed by Peabody since 2014 and is the subject of a long-term plan for thousands of new homes. The whole borough lies within the Thames Gateway, a national priority area for regeneration.

Three suburban lines, the North Kent, Bexleyheath and Dartford Loop lines, cross the borough towards Dartford, Thameslink also calls at Abbey Wood and Slade Green, and the Elizabeth line starts at Abbey Wood.

Selling quickly in Bexley: what to know

If you own a leasehold flat in one of Thamesmead's older blocks, ask the managing agent early for the leasehold information pack, including any planned major works, as regeneration there is ongoing and buyers will want to know what is coming.

  • Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
  • Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
  • Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Bexley: common questions

How much is my house worth in Bexley?

The average price in the Bexley council area was £405,477 in June 2026 (UK House Price Index). By type, averages were: detached houses £722,000, semi-detached houses £524,000, terraced houses £408,000, flats and maisonettes £241,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.

How quickly can I sell my house in Bexley?

Completion can be possible in as little as 7 days in some cases, where a cash buyer has funds ready, the title is straightforward and both solicitors can act quickly. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Will a cash buyer in Bexley pay full market value?

Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Bexley average of £405,000, every 5% below market value is about £20,500. Compare any offer with an estate agent's valuation before you decide.

Which Bexley postcodes can I get offers for?
