How a quick sale works in Orkney

Selling to a cash buyer lets you skip the chain, the viewings and the wait for a mortgage offer, in return for accepting less than full market value. Here is how it works through us.

  1. Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
  2. We match you with buyers who buy in Orkney. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
  3. A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
  4. You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Scotland has its own system. A sale becomes binding once missives (the exchange of formal letters between solicitors) are concluded, and most homes need a Home Report before they are put on the market. Read our guide to selling a house in Scotland for the details. See selling a house in Scotland.

Homes in Orkney

Kirkwall has many 17th and 18th century houses in the local vernacular style, and Tankerness House is one of Scotland's best-preserved 16th century town houses. Stromness's old town clusters along a winding main street of houses and shops built from local stone, with narrow lanes branching off it, and the Churchill Barriers now link several islands to the Mainland by road.

Agriculture is the most important sector of Orkney's economy, and the islands generate more electricity from renewable sources each year than they use. The Heart of Neolithic Orkney, a World Heritage Site since 1999 that includes Skara Brae and the Ring of Brodgar, draws visitors, and Kirkwall, with St Magnus Cathedral at its heart, is the largest settlement and administrative centre.

NorthLink's MV Hamnavoe sails from Stromness to Scrabster, NorthLink ferries between Aberdeen and Lerwick often call at Kirkwall, ferries and flights link the Mainland with the other islands, and Kirkwall Airport is 2.5 miles south-east of the town.

Selling quickly in Orkney: what to know

Some property in Orkney is still held under udal law, and first registration in the Land Register is needed when a udal interest that is not already on it is sold, so ask your solicitor to check how your title is held early in the sale.

  • Ask about the Home Report early. Most homes marketed in Scotland need one, and it includes a surveyor's valuation that gives you a benchmark for any offer. Your solicitor will also explain how missives work, because that is when the sale becomes binding. Selling a house in Scotland.
  • Find the deeds for a long-held home. 47% of households in Orkney own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
  • Work out your figures before you talk to buyers. Recent sold prices on your street and a mortgage redemption figure from your lender tell you what an offer really means for you.
  • Instruct a solicitor early. Having your own independent solicitor ready, with ID and paperwork to hand, is one of the biggest factors in how fast a sale completes. The documents you need.
  • Check the buyer. Ask for proof of funds and redress scheme membership, never pay an upfront fee, and be wary of a big price cut just before exchange. How to spot a rogue buyer.

Selling a house in Orkney: common questions

How much is my house worth in Orkney?

The average price in the Orkney council area was £236,740 in June 2026 (UK House Price Index). By type, averages were: detached houses £315,000, semi-detached houses £224,000, terraced houses £186,000, flats and maisonettes £122,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.

How quickly can I sell my house in Orkney?

Completion can be possible in as little as 7 days in some cases, once missives are concluded with a cash buyer who has funds ready. Scotland has its own process, including a Home Report for most homes that are put on the market, so ask your solicitor early what your sale will need. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.

Will a cash buyer in Orkney pay full market value?

Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Orkney average of £237,000, every 5% below market value is about £12,000. Compare any offer with an estate agent's valuation before you decide.

Which Orkney postcodes can I get offers for?
