How a quick sale works in Shetland
A cash sale trades some of the price for speed and certainty: no chain, no mortgage valuation and no months on the market. Here is how it works through us.
- Tell us about your home. The postcode, the type of property, roughly what it is worth and how quickly you need to sell.
- We match you with buyers who buy in Shetland. Vetted investors, consortiums and funds who buy homes like yours, and only with your consent.
- A buyer contacts you. They will usually look at recent sales near you and may visit before putting an offer in writing.
- You decide. If you accept, your own solicitor handles the sale. Completion can be possible in as little as 7 days in some cases; most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Scotland has its own system. A sale becomes binding once missives (the exchange of formal letters between solicitors) are concluded, and most homes need a Home Report before they are put on the market. Read our guide to selling a house in Scotland for the details. See selling a house in Scotland.

Homes in Shetland
Lerwick expanded during the 1970s North Sea oil boom, with large housing developments built north of Staney Hill and to the south at Nederdale and Sandveien, while the Lodberries are historic buildings on its waterfront. Beyond Lerwick, homes are spread across 16 inhabited islands, from Scalloway and Brae on the Mainland to villages such as Baltasound on Unst and Symbister on Whalsay.
According to Scotland's Census 2022, 68% of households in Shetland own their home (43% outright and 25% with a mortgage), 9% rent privately and 23% rent from a council or housing association. The most common type of home is detached houses (57% of households), followed by semi-detached houses (26%).
Oil and gas have been landed at Sullom Voe since 1978, and fishing is central to the islands' economy, alongside salmon and mussel farming, knitwear such as Fair Isle designs, and tourism. Crofting is still practised, Lerwick is a busy fishing and ferry port serving the offshore oil industry, and Unst is home to the SaxaVord Spaceport.
NorthLink Ferries sail overnight daily between Lerwick and Aberdeen, often calling at Kirkwall, Shetland Islands Council runs the inter-island ferries, and Loganair flies from Sumburgh Airport, with inter-island flights from Tingwall to Fair Isle and Foula.

Selling quickly in Shetland: what to know
Travel between Shetland's islands is mainly by council-run ferry, so if your home is on Yell, Unst, Whalsay or Bressay, give buyers the crossing details and allow time to book vehicle space for viewings, surveys and removals.
- Ask about the Home Report early. Most homes marketed in Scotland need one, and it includes a surveyor's valuation that gives you a benchmark for any offer. Your solicitor will also explain how missives work, because that is when the sale becomes binding. Selling a house in Scotland.
- Bought under Right to Buy? If you bought from the council or a housing association in the last few years, check whether a discount would have to be repaid or the landlord offered first refusal before you accept an offer. Selling an ex-council home.
- Find the deeds for a long-held home. 43% of households in Shetland own their home outright, often after many years. Homes that have not changed hands for decades are more likely to be unregistered, which adds time, so ask your solicitor to check the title first. Title problems.
- Use the most recent sales as your guide. Average prices in Shetland are 6.0% lower than a year ago, so sales from a year or two back may overstate what homes fetch today. Compare any offer with the latest sold prices and a current agent's valuation.
- Know your numbers first. Look up what similar homes near you have sold for, and ask your lender for a redemption figure, so you know the lowest offer that would work for you before any buyer calls.
- Use your own solicitor. Instruct an independent solicitor or conveyancer early, not one chosen by the buyer, even if the buyer offers to pay the fees.
- Get every offer in writing. A reputable buyer will explain how they reached their figure, confirm who pays the legal fees and will not ask you for money up front. Gazundering and how to avoid it.

Selling a house in Shetland: common questions
How much is my house worth in Shetland?
The average price in the Shetland council area was £187,659 in June 2026 (UK House Price Index). By type, averages were: detached houses £257,000, semi-detached houses £181,000, terraced houses £125,000, flats and maisonettes £92,000. Your own home could be worth more or less depending on its size, condition and street. You can check what nearby homes sold for on GOV.UK, and a buyer will look at recent sales close to you before making an offer.
How quickly can I sell my house in Shetland?
Completion can be possible in as little as 7 days in some cases, once missives are concluded with a cash buyer who has funds ready. Scotland has its own process, including a Home Report for most homes that are put on the market, so ask your solicitor early what your sale will need. Most sales take longer. Timing depends on the buyer, your solicitor, searches, any mortgage to repay and whether you need probate or a leasehold pack.
Will a cash buyer in Shetland pay full market value?
Usually not. Quick-sale buyers price in their costs, risk and profit, so offers are normally below what a home would fetch on the open market given time. To put that in local terms, on a home worth the Shetland average of £188,000, every 5% below market value is about £9,500. Compare any offer with an estate agent's valuation before you decide.
